Job Summary:
The Complex Maintenance Manager is responsible for maintaining the physical assets, operational integrity, and resort-level appearance of a resort-style residential community. This role blends hands-on technical expertise, leadership of the engineering team, and strategic oversight of building systems, amenities, and capital projects. The Complex Maintenance Manager works closely with property management and the Homeowners Association (HOA) to ensure a luxury living experience, asset preservation, and compliance with all regulatory and safety standards.
Responsibilities Resort Engineering & Maintenance Operations
Oversee the daily operation, maintenance, and repair of all building systems including HVAC, plumbing, electrical, fire/life safety, elevators, pools, spas, water features, and irrigation systems.
Maintain resort-quality standards for all amenities, common areas, and back-of-house spaces.
Perform hands-on repairs, diagnostics, and preventive maintenance as needed.
Implement and manage a comprehensive preventive maintenance program to minimize downtime and protect assets.
Ensure full compliance with safety regulations, local codes, and brand or resort standards.
Leadership & Team Development
Lead, train, and schedule the engineering and maintenance team in a 24/7 resort environment as applicable.
Set service-driven performance expectations aligned with luxury hospitality standards.
Promote a culture of safety, professionalism, and proactive service.
Mentor team members and support skills development and cross-training.
HOA & Resident Experience
Serve as the primary engineering liaison to the HOA board and residential management.
Attend HOA meetings and provide clear technical reports, project updates, and recommendations.
Support HOA initiatives related to reserve planning, capital improvements, and long-term asset care.
Address resident maintenance concerns with a hospitality-focused, solution-oriented approach.
Contractor & Vendor Management
Coordinate and supervise outside contractors and specialty service providers.
Develop scopes of work, obtain bids, and ensure vendor services meet resort quality expectations.
Enforce contractor compliance with safety, insurance, and property standards.
Evaluate vendor performance and recommend improvements or replacements as needed.
Capital Projects & Renovations
Plan and oversee capital improvement projects including unit upgrades, amenity renovations, and infrastructure replacements.
Collaborate with management and HOA on project planning, budgeting, and scheduling.
Track project progress, control costs, and ensure minimal disruption to residents and guests.
Ensure projects are completed on time, on budget, and to luxury resort standards.
Budgeting, Planning & Administration
Assist in preparation and management of operating and capital budgets.
Monitor expenses and implement cost-effective solutions while maintaining premium quality.
Maintain accurate records including maintenance logs, inspections, permits, and compliance documentation.
Provide input for reserve studies and long-term capital planning.
Qualifications
5–10+ years of engineering or facilities leadership experience in resort, luxury residential, hospitality, or high-rise environments.
Demonstrated experience working with HOAs and residential ownership groups.
Strong hands-on technical expertise across multiple building systems and resort amenities.
Proven leadership and contractor management experience.
Excellent communication, organization, and guest-service skills.
Proficiency with CMMS systems and basic computer applications.
Preferred Certifications & Licenses
Relevant trade licenses (HVAC, electrical, plumbing)
Certified Pool Operator (CPO)
EPA Universal Certification
OSHA or safety certifications
Facilities or engineering management credentials a plus
Work Environment & Physical Requirements
Ability to work in mechanical spaces, rooftops, outdoor amenity areas, and confined spaces.
Capable of lifting up to 50 lbs and performing hands-on repairs.
Flexible schedule with on-call availability for emergencies.
Wage Information The salaried range is $85,000.00 to $95,000.00.
