Overview The Leasing Agent will be responsible for finding new tenants for rental properties by conducting property tours, qualifying potential renters through credit and background checks, negotiating lease terms, and managing the leasing process to maintain high occupancy rates within a residential community; essentially acting as the primary point of contact for prospective tenants, ensuring smooth move-ins and addressing tenant concerns throughout their lease term.

MUST HAVE CURRENT/PRIOR RESIDENTIAL LEASING EXPERIENCE

Key responsibilities include:

Prospecting and Marketing:

Actively seeking potential tenants through various marketing channels, including online listings, property tours, and community outreach to generate leads.

Conducting Property Tours:

Showing available units to prospective tenants, highlighting features and benefits of the property while addressing their questions and needs.

Tenant Screening:

Reviewing rental applications, performing credit checks, and verifying references to ensure potential tenants meet qualification criteria.

Lease Negotiations:

Discussing lease terms with prospective tenants, including rent price, move-in dates, and other relevant details, and finalizing lease agreements.

Lease Administration:

Processing lease paperwork, collecting security deposits, and managing move-in procedures.

Tenant Retention:

Maintaining positive relationships with current tenants, addressing concerns promptly, and facilitating lease renewals.

Customer Service:

Providing excellent customer service to both potential and current tenants, answering inquiries, and resolving issues.

Reporting and Data Management:

Keeping accurate records of leasing activity, including lead generation, showing appointments, and lease signings, and providing reports to management.

Compliance:

Staying updated on local rental laws and regulations, ensuring all leasing practices adhere to legal requirements.
