Summary:
The Mortgage Processor is responsible for managing residential secondary mortgage loan files from application through underwriting approval and submission to closing. This role requires strong knowledge of TRID disclosure requirements, secondary‑market guidelines, and investor documentation standards. The processor serves as the primary point of contact for borrowers during processing and ensures files are complete, accurate, compliant, and ready for closing handoff.
Essential Job Duties and Responsibilities Loan Processing and Disclosure
Review loan applications for completeness, accuracy, and compliance
Prepare and issue initial disclosures in compliance with TRID timing and content requirements
Manage and issue change‑of‑circumstance disclosures and rate‑lock related disclosures as applicable
Ensure disclosures are accurate, timely, and properly documented
File Preparation and Underwriting Submission
Prepare loan files for underwriting by verifying all AUS findings and documentation requirements
Ensure applications are complete, internally consistent, and supported by required documentation
Submit complete and sound loan files to underwriting
Underwriting Condition Management
Act as primary point of contact with borrowers to obtain documentation needed to clear underwriting conditions
Review underwriting conditions for accuracy and clarity
Work proactively to resolve conditions while maintaining compliance with program and investor guidelines
Maintain clear, professional communication with borrowers and internal stakeholders
Final Approval and Closing Handoff
Confirm all underwriting conditions have been satisfied and documented
Submit loan files to the closing department upon receipt of final underwriting approval
Ensure files are complete, accurate, and ready for closing preparation
Compliance & Quality Control
Maintain compliance with federal, state, investor, and bank policies
Ensure loan files meet audit and secondary‑market delivery standards
Document file actions clearly and consistently in the loan origination system
Qualifications Required Qualifications
Minimum 3–5 years of secondary mortgage processing experience
Demonstrated knowledge of TRID regulations, disclosure timelines, and change‑of‑circumstance requirements
Experience processing government and conventional loan products
Strong understanding of AUS findings and documentation standards
Ability to manage multiple files simultaneously with attention to detail
Strong written and verbal communication skills
Experience working directly with borrowers in a professional, service‑oriented manner
Familiarity with affordable housing or down‑payment assistance programs
Experience processing jumbo or non‑agency loans
Program and Guideline Knowledge Process loans across multiple product types, including:
Conventional (Fannie Mae & Freddie Mac)
FHA
VA
USDA
Jumbo
Non‑Agency
Affordable lending and down‑payment assistance programs
Apply investor, agency, and internal policy requirements consistently
Key Competencies
Regulatory awareness and attention to detail
Time management and prioritization
