Responsibilities / Essential Functions

Report directly to the Building Operations Manager and perform a variety of semi‑skilled manual tasks for maintenance, repair, and upgrade of facilities and equipment.

Maintain, troubleshoot, and repair all electrical equipment, appliances, lights, receptacles, windows, roofs, plumbing, furniture, toilets, and other college assets.

Repair and install locks, doors, and windows.

Perform carpentry, masonry, painting, roofing, and plumbing tasks below the journeyman level.

Repair, lubricate, and conduct preventative maintenance on machinery, motors, and other equipment.

Follow the Preventative Maintenance Program: daily and seasonal maintenance, checklists, evaluation, and equipment inspection.

Keep all power and hand tools in proper condition, maintain an inventory, and keep work area neat and orderly.

Document work requests, keep a log of completed and pending tasks, and report deficiencies to the Building Operations Manager or Manager of Physical Plant and Projects.

Provide preventive and predictive maintenance for equipment such as motors, gauges, emergency generators, and compressors on a regular basis.

Respond to emergencies and be available for overtime, including snow plowing, as required.

Submit annual budget recommendations for new or replacement equipment, tools, and supplies.

Perform snow removal around college buildings and roadways on varying campuses.

Be available by phone 24 hours a day, 7 days a week as essential personnel; respond within an hour.

Perform tasks as assigned that are beyond the scope listed, ensuring safety and quality.

Minimum Qualifications

Five years of directly related commercial/industrial electrical, mechanical, carpentry, taping and spackling, lock, plumbing, flooring, flat roofing, and painting experience.

Good physical health, including ability to climb ladders and lift or carry up to 50 pounds.

High school diploma or equivalent.

Ability to read basic operating instructions, write reports, and read construction blueprints.

Valid driver’s license.
