Compensation Base pay range determined by skills and experience. Eligibility for team‑based bonus opportunities. Temporary associates are not benefit‑eligible but may participate in the 401(k) program.

Responsibilities

Supervise the general operating maintenance and repair of buildings and grounds to maintain proper care of assigned community(s) per federal, state, and local standards, regulations, and company policies.

Supervise scheduled maintenance on HVAC, elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment, and emergency pull cord equipment.

Respond to maintenance requests by residents for repairs in their rooms, including plumbing, electrical, heating, and light bulb replacement.

Supervise repairs and maintain vacated rooms in a timely manner; paint walls and clean carpets; inspect completed work for conformance to standards and policies.

Ensure walls, floor coverings, doors, and woodwork in common areas are properly maintained.

Assist in training maintenance staff.

Maintain positive communication with local fire marshal, building inspector, state elevator inspector, and other governing jurisdictions.

Conduct in‑service fire safety training for all employees.

Repair walls, floor coverings, doors, and wood work in common areas.

Assess all plumbing and electrical problems within the community(s) and determine best course of action; comply with local and state codes.

Review SDS as requested for potential exposure to hazardous chemicals and take necessary precautions.

Assess property damage and file claims per company policy.

May directly supervise maintenance technicians and building engineers, delegating tasks, hiring, training, evaluating performance, resolving disciplinary issues, and termination.

Qualifications Education and Experience:

High school diploma or GED; one to two years related experience and/or training, or equivalent combination of education and experience.

Certifications, Licenses, and Other Special Requirements:

Valid state driver’s license required for vehicle travel as needed.

Management/Decision Making:

Uses limited independent judgment to make decisions based on precedents and established guidelines. Solves problems using standard procedures and precedents. Knows when to refer issues to supervisor and when to handle them personally.

Knowledge and Skills:

Working knowledge of a skill or discipline requiring basic analytic ability. Ability to read and interpret documents such as safety rules, operational and maintenance instructions, and manuals; write routine reports and correspondence; speak effectively before groups; apply common sense to written, oral, or diagram instructions; solve problems with several concrete variables in standardized situations.

Physical Demands and Working Conditions

Standing, walking, sitting, using hands and fingers; reaching, climbing, balancing, stooping, kneeling, crouching, crawling.

Occasional weekend, evening, or night work; on‑call as needed; lift up to 50 pounds; possible exposure to chemical, infectious, or biological hazards; injury risk from falls, burns, odors, cuts; occasional travel.
