Responsibilities
Manages the associates responsible for general operating maintenance and repair of buildings and grounds.
Supervises community maintenance, housekeeping, and laundry staff – hiring, training, evaluating performance, resolving disciplinary issues and firing.
Directs workers for maintenance and upkeep of interior and exterior of the community; inspects completed work for conformance.
Oversees scheduled maintenance on HVAC, elevator, fire & sprinkler equipment, generator, landscape, kitchen equipment, and emergency pull cord equipment.
Coordinates maintenance requests by residents for plumbing, electrical, heating repairs and light bulb replacement.
Oversees repairs and maintenance of buildings including vacated rooms, painting walls, cleaning carpets.
Maintains proper condition of walls, floor coverings, doors, woodwork in common areas.
Maintains positive communication with local fire marshal, building inspector, state elevator inspector and other jurisdictions.
Assesses plumbing and electrical problems; determines best course of action within code.
Reviews safety data sheets (SDS) for potential hazardous chemical exposure.
Assesses property damage and files claims per company policy.
Responds to resident or community emergencies as needed.
Qualifications
High school diploma or GED and two to three years related experience and/or training; or equivalent.
Valid state driver’s license.
Applies guidelines and procedures to make varied decisions; uses sound judgment for moderately complex problems.
Possesses extensive knowledge of maintenance operations; understanding of organization and work environment.
Works well with functional discipline; ability to multi‑task and prioritize.
Physical Demands and Working Conditions
Standing, walking, sitting, climbing, balancing; occasional weekend, evening or night work.
Handling and raising up to 50 pounds.
Exposure to various drugs, chemicals, infections or biological hazards.
Subject to injury from falls, burns, odors or cuts from equipment.
Occasional travel.
