Base Pay Range $45,000.00/yr - $65,000.00/yr
Building Manager Position Summary We are seeking a dedicated, hands‑on Building Manager to oversee daily operations, resident services, contractor coordination, and the ongoing maintenance and security of our property. Reporting directly to the Property Manager, this position combines concierge‑level resident interaction with facility oversight responsibilities to ensure the building operates efficiently, safely, and to a high standard of presentation.
Key Responsibilities
Resident & Guest Services: Serve as a primary point of contact for residents and visitors, providing a welcoming and professional presence.
Coordinate move‑ins, move‑outs, and facilitate access to units for residents, cleaners, and repair personnel.
Assist residents with packages, inquiries, and general support.
Manage access control devices (e.g., keys, remotes) and maintain accurate inventory.
Facility Maintenance & Cleaning: Perform regular cleaning and upkeep of all common areas to ensure cleanliness and presentation.
Conduct routine inspections of the property and residential units to identify and address maintenance concerns.
Complete basic repair work (e.g., lighting, plumbing) and procure supplies as needed.
Maintain up‑to‑date logs of all inspections, maintenance schedules, licenses, and permits.
Contractor & Vendor Oversight: Coordinate and monitor tradespeople and service providers to ensure quality performance and adherence to the building policies.
Oversee scheduling and use of building amenities such as elevators during moves and deliveries.
Keep detailed records of contractor activity and performance.
Security & Emergency Preparedness: Monitor entryways, parking areas, and public spaces to ensure safety and proper function.
Maintain building security and implement protocols for emergencies, including extreme weather.
Address unauthorized access or suspicious behavior in accordance with building protocols.
Communication & Administration: Report significant issues to the Property Manager or Board promptly and follow up on resolutions. Keep organized records of incidents, service requests, and vendor interactions.
Work Schedule & Expectations
Standard work hours: Monday to Friday, start between 8:00 AM to 5:00 PM.
Must be visibly present and available during work hours.
On‑call availability outside regular hours for time‑sensitive or emergency issues.
Qualifications
High School Diploma or GED.
Experience in Property or Facilities Management: 2–5 years in building management, maintenance supervision, or a related role; prior experience in residential, multifamily, or condominium buildings is highly valued.
Basic Maintenance Skills: Ability to perform light repairs (plumbing, electrical, HVAC troubleshooting, painting, etc.) and understanding of cleaning standards and janitorial routines.
Strong Customer Service Skills: Ability to interact professionally with residents, vendors, and guests.
Organizational and Administrative Abilities: Experience managing maintenance schedules, vendor coordination, service logs, and inspections; competency with spreadsheets, email, and mobile apps for scheduling and reporting.
Availability for On‑Call/Emergency Work: On‑call or respond to urgent after‑hours issues.
Driver’s License: A valid Florida driver’s license is often required for transporting tools, meeting vendors, or working across multiple properties.
Licensing Requirements
Driver’s License (Florida, valid)
Preferred or Beneficial Certifications
OSHA Safety Training (10‑ or 30‑hour certification)
HVAC Certification (EPA 608)
Certified Apartment Maintenance Technician (CAMT)
Building Operator Certification (BOC)
CPR/First Aid Certification (especially in residential settings)
