Job Summary
We are seeking an accomplished and highly skilled Live‑In Building Superintendent to oversee day‑to‑day building operations, emergency response, and long‑term capital improvements in a large‑scale multifamily development undergoing PACT (Permanent Affordability Commitment Together) renovations. This role requires deep technical knowledge across all major trades—boilers, plumbing, carpentry, and electrical systems—as well as proven leadership in managing multi‑disciplinary maintenance teams. The Superintendent will serve as both a hands‑on problem‑solver and a strategic manager, ensuring smooth daily operations while coordinating with contractors, consultants, and management during complex renovation projects. The position requires the candidate to reside onsite, ensuring rapid response to after‑hours emergencies and direct oversight of all building systems.
Key Responsibilities
Maintenance Operations
Direct and oversee daily maintenance across all building systems, ensuring reliability, efficiency, and safety.
Establish and manage preventive maintenance schedules to extend the life of critical infrastructure.
Respond immediately to tenant and building emergencies, applying hands‑on technical expertise when required.
Coordinate with outside contractors for specialized repair or renovation work.
Maintain a well‑stocked and organized supply inventory, including renovation‑related materials.
Implement sustainability measures such as energy‑efficient lighting, heating, and water conservation systems.
PACT Renovation Oversight
Act as the onsite liaison for PACT renovation contractors, ensuring work aligns with scope, timelines, and safety requirements.
Assist management with tenant communications during renovations, including temporary relocations, access scheduling, and unit readiness.
Conduct daily walkthroughs of active renovation zones, verifying contractor workmanship and ensuring adherence to HQS, DOB, and NYCHA standards.
Work with contractors and property management to identify, track, and close out deficiencies in renovated units.
Monitor replacement and modernization of boilers, plumbing stacks, gas lines, elevators, and fire safety systems.
Ensure strict adherence to dust, lead paint, asbestos, and mold abatement protocols required in occupied buildings under renovation.
Maintain detailed logs of contractor progress, resident complaints, and completed upgrades for management and ownership review.
Trade Expertise
Boilers: Manage preventive maintenance, repairs, and inspections; ensure regulatory compliance and readiness for heating season.
Plumbing: Oversee pipe replacements, fixture installations, and sewage/drainage systems. Interpret blueprints and ensure code compliance.
Carpentry: Repair, install, and modify building components including doors, windows, framing, drywall, and cabinetry.
Electrical: Perform and supervise electrical system maintenance—wiring, circuit breakers, and lighting—ensuring compliance with electrical codes and safe integration with new PACT installations.
Troubleshooting & Problem Resolution
Diagnose and resolve complex issues across HVAC, electrical, plumbing, and structural systems.
Use diagnostic tools to identify system inefficiencies and recommend cost‑effective, long‑term solutions.
Develop strategies to reduce repeat issues and minimize downtime during both daily operations and renovations.
Team Leadership
Supervise and mentor a large staff of assistant superintendents, handymen, maintenance workers, and porters.
Assign tasks based on skill sets and oversee workflow to ensure high‑quality, timely completion.
Hold regular staff meetings covering renovation progress, safety protocols, and operational goals.
Conduct performance evaluations, provide training, and support staff development.
Foster a culture of accountability, collaboration, and resident‑focused service.
Quality Control & Safety
Perform routine inspections of apartments, common areas, and building systems.
Verify that both staff and contractors meet high standards of workmanship.
Enforce OSHA, FDNY, and NYCHA safety requirements, especially during renovation work.
Lead safety drills, provide toolbox talks, and monitor use of personal protective equipment (PPE).
Regulatory Compliance
HQS: Ensure renovated and occupied units meet HUD Housing Quality Standards.
DOB: Manage permits, inspections, and code compliance for renovation projects.
HPD: Ensure adherence to HPD guidelines for affordable housing properties.
FDNY: Maintain all fire protection systems, ensuring compliance with FDNY inspections.
REAC: Prepare buildings for REAC inspections, documenting readiness and resolving deficiencies.
Environmental: Enforce compliance with lead, asbestos, and mold abatement regulations under PACT protocols.
Qualifications
Bachelor’s degree in Facilities Management, Engineering, or related field preferred. Equivalent experience considered.
10+ years of progressive experience in building maintenance, with 5+ years in a supervisory role.
Experience managing large affordable housing or public housing portfolios undergoing capital renovations.
Strong technical expertise across all trades: boiler operations, plumbing, carpentry, electrical, HVAC.
Familiarity with PACT/NYCHA conversion projects, affordable housing regulations, and HUD standards.
Proven team leadership with ability to motivate and develop staff.
Strong organizational, communication, and problem‑solving skills.
Proficiency in Yardi or other maintenance management software a plus.
Valid driver’s license; flexibility to travel to off‑site trainings or vendor meetings.
Must live onsite and be available for 24/7 emergency response.
Physical Requirements
Ability to work in varying weather conditions.
Ability to to 50 pounds.
Extended standing, walking, climbing, and working in confined spaces during inspections or repairs.
