Maintenance Technician
Avenue5 Residential is looking for a skilled Maintenance Technician to provide comprehensive maintenance services across our properties and uphold exceptional standards of customer service and curb appeal.

About the Role This role reports to the maintenance supervisor or property manager and encompasses a broad range of maintenance duties to keep apartments and property functioning at the highest standard.
Responsibilities
Perform various maintenance functions, including repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance, as specified by state guidelines.
Execute general carpentry duties (wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, ceramic tile repair).
Conduct proactive preventative maintenance for siding, painting, lighting, sprinkler, pool, golf‑cart, elevator, and more.
Maintain work‑order system; verify all orders are completed promptly and residents' satisfaction is met.
Inspect property grounds, buildings, and common areas to maintain safety and cleanliness while identifying needed maintenance, repair, or replacement.
Assist with property emergencies (snow removal, weather emergencies, fires, floods).
Communicate promptly with maintenance leadership regarding all maintenance issues.
Promote safety and risk management in accordance with local, federal, state, and company standards.
Participate in on‑call/after‑hours assignments; adhere to established response times and address emergencies promptly.
Promote customer satisfaction by maintaining cleanliness and curb appeal; interact courteously with current and potential residents.
Foster a positive, collaborative relationship with residents, other properties, and associated agencies.
Maintain a professional demeanor and appearance at all times.
Adhere to all components of the company risk management program.
Education & Experience
High school diploma or equivalent.
At least one year of experience in the property management industry or a directly related field.
General maintenance and carpentry skills.
Skills & Requirements
Valid driver’s license, clean driving record, and current auto insurance.
Strong reading, writing, and English language skills.
Proficiency using general office equipment (telephone, fax machine, printer, copier, key‑track system).
Excellent customer service and interpersonal skills.
Strong organizational and time‑management skills.
Multi‑tasking ability.
Basic mathematical ability.
Ability to defuse situations involving angry or difficult individuals.
Confidentiality awareness.
Professional appearance and compliance with the uniform policy.
Compliance with all safety requirements.
Completion of Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days.
