Maintenance Tech II

Base pay range : $25.00/hr - $29.00/hr
MAINTENANCE TECHNICIAN II As a Maintenance Tech II, your experience enables you to make routine repairs and perform preventative maintenance across all areas of our apartment communities. You will be known for punctuality, willingness to learn and teach, honesty, and a positive attitude. This critical support role works in diverse communities with a team dedicated to improving property quality and serving residents.
Primary Responsibilities
Install new equipment such as appliances, fixtures, cabinets, mirrors, etc.
Paint, repair roofs, and install or repair windows, doors, floors, woodwork, plaster, drywall, and maintain other building structures.
Carpentry work such as fitting doors, freeing windows, building shelves, and other construction tasks related to a unit remodel.
Perform routine preventive maintenance to keep equipment running smoothly and building systems operating efficiently.
Occasionally perform seasonal work such as snow removal and yard care, including night and weekend requirements when necessary.
Maintain exterior building areas such as gutter, soffit, and siding repair.
Prepare accurate records outlining preventive maintenance, detailed work orders, apartment rehab, annual inspections, and inventory.
Participate in annual unit inspections with managers.
Participate in rotating on‑call schedule after appropriate orientation to the portfolio.
Minimum Requirements
Valid driver’s license, personal vehicle insurance, and reliable transportation.
Must provide own hand tools.
Hard Skills
At least three years of experience in all phases of building maintenance: appliance repair, HVAC, plumbing, electrical, carpentry, and preventative maintenance.
OR a certificate or state license specializing in one skilled trade (electrical, plumbing, HVAC, CAMT, etc.).
Soft Skills
Exemplary time‑management skills.
Ability to work independently with honesty and integrity.
Willingness to learn and assist above and beyond as part of the team.
Physical Requirements
Ability to push, pull, and lift 50 pounds frequently; 100–150 pounds or more occasionally.
Demonstrate a full range of motion.
Climb ladders and work above ground safely.
Walk long distances and climb stairs repeatedly.
Withstand external weather conditions.
