Maintenance Technician

Position Overview
The Maintenance Technician assists in carrying out maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The Technician also supports the make‑ready process in accordance with the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager.
Essential Duties & Responsibilities
Maintain community maintenance (attendance, respond to resident requests, work orders).
Ensure repairs and replacements for common areas and units.
Assist with scheduling and performance of maintenance/repair events.
Clean and maintain exterior grounds, breezeways, and common areas.
Perform swimming pool maintenance, cleaning, and chemical logging.
Inspect grounds, buildings, and community features daily to minimize hazards.
Maintain preventative maintenance program to extend community life.
Follow Asset key policy and maintain well‑organized maintenance shop.
Assist Supervisor with hazard communications, inventory monitoring, and safety practices.
Participate in unit inspections and on‑call emergency service.
Use property resources, equipment, and supplies economically.
Perform additional tasks requested by Supervisor or Manager.
Deliver excellent customer service, ensuring consistency and professional image.
Enforce community policies and report violations.
Education / Experience
High School Diploma or Equivalent.
Basic computer skills and ability to use on‑site software.
Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Regular movement, ascending/descending ladders, stairs, and step stools.
Ability to lift and move objects up to 100+ lbs.
Operate machinery, power tools, motor vehicles, and golf carts.
Work in overhead positions, confined spaces, and varying terrain.
Exposed to outdoor weather, hazardous chemicals, and variably high/low temperatures.
Ongoing on‑call availability, including nights, weekends, and overtime.
License / Equipment
Reliable transportation required due to on‑call emergency duties.
Salary & Benefits Salary Range : $18 per hour to $23 per hour
