Base pay range $85,000.00/yr - $85,000.00/yr

ESSENTIAL DUTIES AND RESPONSIBILITIES
Responsible for management of multiple communities
Assist the community manager in preparation & implementation of a marketing plan for the property every two, three, or five years depending on program type
Assist the Community Managers & Regional Manager in the preparation of the annual operating & capital improvement budget
Ensure 100% compliance in any tax‑credit or set‑aside apartment units
Maintain budgeted occupancy levels at approved rental rates
Monitor operating budget and report on status such as variance and occupancy reports
Achieve the highest possible Net Operating Income (NOI) through effective cost control and revenue maximization
Assist Community Managers in collecting specified rents, delinquent rents, filing evictions and approving write‑offs as necessary
Assist Regional Managers in weekly property inspections & preparation of inspection reports
Conduct regular training for all staff members
Maintain all on‑site books, record keeping and files
Conduct periodic meetings with entire staff and/or region
Arrange for alterations to, or maintenance upkeep, or reconditioning of property as specified in the property management agreement and supervise maintenance of buildings and grounds
Employ or contract for services of leasing consultants, maintenance, grounds keeping personnel, onsite management personnel and security when applicable and supervise the hiring process by subordinates
Arrange for and approve purchasing of supplies, services, and goods for the property
Assist Regional Manager in reviewing Yardi to ensure deposits match batch reports, monthly billings are accurate & the data entered is accurate & timely
Attend to resident issues and needs, including neighbor disputes, renewals, maintenance issues, and all matters relating to the residents
Develop and implement resident retention, marketing, and advertising programs
Respond to after‑hour emergency calls as required
Assist with eviction of residents in compliance with court orders and directions from attorneys
Represent UAH and the owner at all official inspections & audits at their assigned communities
Create and maintain a positive environment for staff and promote a high quality of rental‑living experience for the residents
SUPERVISORY RESPONSIBILITIES The number of supervised employees varies by community size. Responsibilities include overall direction, coordination, and evaluation of all onsite employees; assisting the Regional Manager with interview, hiring, & training of various positions; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and concerns and resolving problems. Must carry out the supervisory responsibilities in accordance with UAH Property Management policies and procedures and applicable laws.
CERTIFICATES, LICENSES, REGISTRATIONS
Encouraged to earn the ARM or CAM designation
Complete and pass Fair Housing Test
Compliance Training Certificate (for Tax Credit or Set‑Aside Communities)
Valid state driver’s license
Attend training courses as offered by UAH Property Management, LP
OTHER QUALIFICATIONS
Multi‑site supervision experience
Computer literacy
Working knowledge of Microsoft Word, Excel, Rent Roll, AMSI, and Yardi Systems
High degree of professionalism and demeanor
