Project Manager – Landscape Construction The Project Manager leads commercial landscape construction projects from award through closeout, ensuring each job is delivered safely, on time, profitably, and to company quality standards. This role owns planning, documentation, coordination, budgeting, schedule control, and communication.

Primary Responsibilities

Client & GC Management: Serve as primary point of contact for clients and GCs. Lead kickoffs, weekly progress meetings, and closeout meetings. Maintain professional communication and relationship management.

Project Planning & Scheduling: Develop and maintain master schedules and 2–12 week look aheads. Coordinate manpower with the Superintendent. Ensure the field receives all needed information ahead of time.

Budgeting & Cost Control: Own the project budget from start to finish. Track labor, materials, equipment, and subcontractor costs. Identify risks early and take corrective action. Coordinate cost reviews with the Controller weekly. Oversee RFIs, submittals, and drawing updates. Maintain accurate logs for all documents. Ensure plans, details, and specifications are interpreted correctly.

Change Orders: Identify change order opportunities in real time. Prepare pricing with Preconstruction Manager support. Submit COs promptly and follow up through approval. Track CO impacts to cost and schedule.

Field Coordination & Quality Control: Lead internal preconstruction meetings with the Superintendent. Conduct routine site visits for quality and progress checks. Ensure installation meets company standards and contract requirements.

Closeout & Performance Review: Complete punch lists promptly. Submit warranties, as‑builts, and closeout documentation. Conduct post‑job performance reviews and lessons learned meetings.

Crew Time Review: Review and approve daily weekly crew hours. Correct discrepancies and ensure accuracy.

Purchase Orders: Issue and manage purchase orders with correct job coding. Ensure purchases align with approved budgets. Prepare monthly pay applications. Verify percent‑complete with field teams. Submit required backup and documentation.

Accounts Receivable: Track invoice status and aging. Follow up professionally on outstanding payments.

Leveraging AI, Technology & Outsourcing: Use AI tools to streamline documentation, scheduling, and communication. Identify outsourcing opportunities for takeoffs, admin tasks, and document prep. Improve workflows and reduce manual work for better efficiency.

Role Requirements

Experience

5+ years PM experience in landscape construction, sitework, or related fields.

Ability to manage projects between $200k–$3M+.

Technical

Strong plan reading and technical interpretation.

Proficiency with scheduling, job costing, and digital tools.

Familiarity with Procore, Bluebeam and Aspire or similar platforms preferred.

Communication

Ability to communicate clearly with clients, GCs, and field teams.

Organization & Planning

Highly organized and detail‑oriented.
