Job Description Summary:
This role oversees and performs technical and mechanical work that ensures the inside and external buildings, ground, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Responsibilities
Assists and completes work orders from resident requests, diagnosing defects and making repairs in accordance with policies, procedures, safety standards, and code requirements.
Oversees and completes the “make‑ready” process to prepare vacant apartments for leasing and new move‑ins, including pre‑move‑out inspections, punch lists, vendor scheduling, supply procurement, task completion, and inspection of completed work.
Develops standards for cleanliness and appearance of grounds, amenities, building exteriors, unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other common areas.
Periodically inspects work performed by service team members and contractors to assess effectiveness, verify quality, and develop corrective action plans as needed.
Maintains adequate inventory of spare parts and materials, working with the Community Manager to order supplies and tools within budgetary guidelines.
Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
Assists the Community Manager in developing budgets for repairs, maintenance, and capital projects.
Supports cost‑cutting and expense control by fixing rather than replacing parts, avoiding waste, and using tools and equipment correctly.
Conducts scheduled safety meetings, ensures MSDS sheets are current, and stays updated on OSHA and other safety regulations to ensure compliance.
Demonstrates customer‑service skills by treating residents respectfully, answering questions, and responding to maintenance service complaints with efficiency and urgency.
Basic Knowledge & Qualifications
High school diploma, GED, or related experience and training.
Experience in property management maintenance, building maintenance, or related trade.
Incumbents must provide own hand tools unless prohibited by state law and must be knowledgeable and skilled in safe use and maintenance of hand tools, power tools, user‑moved aids, mechanical equipment, and measuring devices.
Ability to apply logical thinking to define and correct problems.
Proficiency in customer service and interpersonal communication skills for interacting with residents, clients, team members, and business contacts.
Ability to read, write, and communicate effectively to represent company management and to handle inquiries related to department operating policies.
Proficiency in internet, word processing, spreadsheet, and database management programs; property management system experience preferred.
Mathematical skills for basic arithmetic needed to review and complete financial, administrative, and legal documents.
Specialized Skills
EPA Type I and II or Universal certification for sealed HVAC system work, refrigerant handling, etc., if required.
All required state and local certifications.
Valid driver’s license for operating a golf cart on property.
Travel / Physical Demands
Must stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Must work inside and outside in all weather conditions.
Ability to push, pull, lift, carry, or maneuver weights up to 25 lb independently and 50 lb with assistance.
Local, routine travel may be required for meetings and training.
Must work a flexible schedule, including calls during evenings, weekends, and holidays.
Compensation The hourly range for this position is $33.00 – $36.00.
Additional Compensation
Corporate positions may participate in quarterly or annual bonus programs based on performance.
On‑site property positions may participate in weekly, monthly, and/or quarterly bonus programs.
