Job Description Summary This position performs technical and mechanical work to maintain the physical aspects of buildings, grounds, amenities, and common areas, ensuring cleanliness, appearance, safety, and functionality.

Essential Responsibilities
Complete assigned work orders from resident requests, perform preventative maintenance, diagnose defects, and repair in accordance with policies and codes.
Prepare vacant apartments for leasing (make‑ready): pre‑move‑out inspection, create punch list, schedule vendors, gather supplies, complete tasks, and inspect finished work.
Track and manage inventory of materials, supplies, equipment, and tools; notify supervisor of re‑ordering needs.
Complete documentation and paperwork promptly and accurately to support service tracking.
Assist in maintaining grounds, common areas, and amenities by cleaning, pressure‑washing, and painting as needed.
Support cost‑cutting programs by fixing parts rather than replacing and practicing correct tool use.
Other Responsibilities
Participate in safety meetings, complete OSHA training, and report incidents accurately.
Inspect contractor or vendor work to ensure quality standards are met.
Service Technician Responsibility
Conduct routine and periodic inspections to identify safety and risk concerns and communicate needs to management.
Physical Demands
Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work inside/outside in all weather conditions.
Push, pull, lift, and carry weights up to 25 lbs independently and 50 lbs with assistance.
Ability to travel, attend training, meetings, or assist other properties.
Work flexible schedule; may call on evenings, weekends, and holidays.
Required Licenses or Certifications
EPA Type 1 and II or Universal refrigerant recycling certifications (for Certified Service Technicians).
All state and local certifications required by jurisdiction.
Valid driver’s license to operate a golf cart if required.
Compensation Hourly range: $21.00 – $23.00.
Additional Compensation
Corporate positions: potential quarterly or annual bonus based on performance.
Onsite positions: potential weekly, monthly, and/or quarterly bonus programs.
