Definition:

Tech I: This position performs skilled and semi-skilled maintenance tasks for a variety of construction trades within City buildings and facilities. Perform predictive maintenance tasks and repairs on various equipment, electrical, mechanical, and building infrastructure systems. Have basic knowledge of Building Automation Systems (BAS). Respond to requests for maintenance service through a work order system for City buildings and facilities. Provide limited oversight of contracted maintenance work.

Tech II: This position performs skilled and semi-skilled maintenance tasks for a variety of construction trades within City buildings and facilities. Perform predictive maintenance tasks and repairs on various equipment, electrical, mechanical, and building infrastructure systems. Use automated controls to monitor and adjust the operation of building systems for City buildings and facilities. Respond to requests for maintenance service through a work order system for City buildings and facilities. Provide limited oversight of contracted maintenance work.

Responsibilities

Perform building maintenance tasks involving HVAC, BAS, electrical, mechanical, plumbing, and construction-related building infrastructure systems.

Retrieve and complete work tasks from the electronic work order system and provide input to the Facilities Maintenance Supervisor on work assignments and priorities.

Identify, troubleshoot and perform proper repair techniques on all facility systems.

Conduct inspections and perform predictive maintenance of municipal facilities and equipment systems.

Maintain accurate, legible, and timely records of work requests and preventative tasks.

Maintain stock and inventory control.

Advise Facilities Maintenance Supervisor on operating condition of equipment. Report needed adjustments, repairs or replacement for equipment.

Procure materials and equipment as necessary.

Repair and maintain fire and security systems, including locks, fire panels, burglar keypads, keyless entry systems and associated hardware.

Work with a variety of hand tools, power tools, computer equipment and programs, smart phone applications, and test equipment.

Repair roof systems, walls, ceilings, flooring, windows, furniture, fencing and gate operators.

Construct structures such as walls, barricades, and scaffolds and perform rough carpentry on City buildings.

Provide follow up to estimates and invoices.

Assist in training less experienced personnel.

Work with various materials, such as wood, metal, stucco, tile, plaster and carpet.

Respond to service calls, including emergency “on-call” shifts, with an ability to respond to a site within the established timeframe.

All duties of a Tech I.

Perform skilled trade’s level work in building maintenance tasks involving HVAC, BAS, electrical, mechanical, plumbing, and construction-related building infrastructure systems.

Work is performed indoors and outdoors under varying temperatures. Work includes exposure to weather, dust, dirt, chemicals, atmosphere, lighting conditions and noise levels. Limited work completed in confined spaces, uneven or unstable ground, and possibly awkward positions. The candidate for this position must be able to meet the physical requirements necessary to do the job.

Qualifications Tech I: Any combination of experience and education equivalent to at least two years of experience in maintenance or construction work.

Tech II: Any combination of experience and education equivalent to four years of experience in maintenance or construction work.

Special Qualifications: Possession of a valid Colorado Driver's License.
