OVERVIEW Oversee the day-to-day and long-term operations of the maintenance department including upkeep of all private spaces, building exterior and public and back-of-house spaces.
ESSENTIAL FUNCTIONS To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Develop and administer preventative maintenance schedule
Complete work orders in a timely manner. Ensure all work orders are properly documented i.e., completed forms and/or closed in computer
Monitor general condition of the building and surroundings at all times walking the property regularly
Maintain knowledge of all types of mechanical equipment including chillers, boilers, water softeners, and refrigeration equipment, plumbing and electrical systems, and hotel shuttle
Maintain knowledge of local building code and other applicable building laws; blueprint reading; and building construction
Manage the sourcing, interviewing, culture training and ongoing development of maintenance department, with a focus on team member satisfaction, productivity, and guest satisfaction
Ensure all fire and safety inspections are completed and any discrepancies are corrected
Obtain pricing and bids or develop cost estimates as directed
Monitor supplies & maintain working order of tools and equipment, maintain respective inventories, complete orders as necessary
Ensure a monthly tool inventory is completed and documented
Ensure all monthly, quarterly and yearly documentation including but not limited to preventative maintenance forms and brand standard required documentation is completed and turned into the General Manager for review in accordance with brand/company policy
Maintain a clean and safe working space
Ensure all monthly, quarterly, and yearly inspections are done timely, accurately, and responded to as appropriate
Promote teamwork and quality service through daily communication and coordination with other departments
Set up, tear-down, and service of banquets and meeting rooms
Schedule outside contractor work, including fire systems and equipment as necessary
Maintain pool and spa, performing chemical testing and maintaining up to date logbooks
Respond to guest requests and complaints timely, efficiently, appropriately and in a friendly manner
Maintain professional image at all times through appearance and dress
Follow Company policies and procedures and effectively communicate them to subordinates
Operate hotel in accordance with all federal, state, and local laws including OSHA, EEOC, wage and hour, and health code laws
May fill in as a hotel shuttle driver, transporting guest to various destinations
Other duties as assigned by supervisor or management
KNOWLEDGE, SKILLS, and ABILITIES
Specialization in technical crafts (HVAC, electrical, plumbing, etc.) is required; an ability to advance knowledge in these areas and to mentor others is essential
Proficiently speak, read, write, and comprehend the English language; ability to speak other languages in a multicultural work environment can be extremely helpful in facilitating good communication among all hotel team members
Able to read and write to facilitate the communication process
Able to present technical ideas to management
Able to work independently with minimal supervision and desire to participate as part of a team
Lead and be a role model for all team members
Basic knowledge of budget development and analysis and monthly financial analysis
Able to assess/evaluate team member performance in a fair and consistent manner
Able to make decisions with only general policies and procedures available for guidance
Able to work in fast paced environment
Able to prioritize, organize, and manage multiple tasks
EDUCATION High school diploma or GED equivalent; two years of college or vocational training in electrical or mechanical engineering or plumbing, preferred.
EXPERIENCE Three to five years in facilities maintenance, plant operations or engineering services required. Previous supervisory experience preferred. Previous hospitality experience preferred.
SUPERVISORY RESPONSIBILITIES Will be responsible for providing duties, tasks, and other general guidance for Maintenance team.
LICENSES OR CERTIFICATES Valid driver’s license required. Pool certification required, or ability to attain within 60 days. Certification or specialization in one or more technical craft (HVAC, electrical, plumbing, etc.) preferred.
TIPS (Training for Intervention Procedures) certification required or must be obtained prior to employment
ENVIRONMENT and PHYSICAL DEMANDS The physical demands described are representative of those that must be met by the employee to successfully perform the essential functions of the job. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.
Most work will be performed indoors in moderate temperatures, controlled by hotel environmental systems. May need to sit, stand, or walk for extended periods of time (5 hours or more). Must be able to bend, kneel, climb ladders, crouch and/or climb into precarious places, and handle heavy and bulky equipment. Finger dexterity to operate tools and equipment as well as office equipment, including but not limited to computer keyboard, multi-touch phone, photocopier among others, required.
Must be able to exert well-paced ability to reach other departments of the hotel in a timely manner.
Vision occurs continuously with the most common visual functions being those of near vision and depth perception. Talking and hearing continuously in the process of communicating with guests and employees.
Employee may be subjected to moderate to loud noise levels, outdoor weather conditions, work in precarious places, and toxic or caustic chemicals.
Travel in personal vehicle may be required, typically within 20-mile radius of hotel to secure supplies and equipment.
Must be able to lift up to 60 pounds frequently, up to 100 pounds occasionally. Must be able to push and pull carts and equipment weighing in excess of 300 pounds in the event of an emergency.
OTHER Maintenance Manager may be required to work varying schedules as dictated by the business needs of the hotel. This includes attendance at all scheduled brand and job specific training sessions and meetings. May require nights, weekends, and holidays.
Consistent attendance in accordance with the standards set forth by Resolute Road Hospitality must be maintained and is an essential element of the success in this role. If the Maintenance Manager is unable to meet these requirements, he/she will be subject to disciplinary action based on franchisee operating policies, up to and including termination of employment.
