Essential Duties & Responsibilities

Personnel Management

– Supervise daily onsite staff, screen, hire, train, coach, and develop personnel. Prepare weekly schedules, address performance issues, and maintain compliance with company policies.

Financial Management

– Achieve the highest net operating income through cost control, revenue optimization, budgeting, and reconciliations of deposits, rent, invoices, and vendor charges.

Strategic Leasing Management

– Develop marketing plans, ensure effective leasing techniques, handle resident complaints, and implement retention programs.

Administrative & Maintenance Management

– Oversee accurate reporting, lead emergency response, monitor service‑request turnaround, maintain property appearance, and manage vendor relationships and capital projects.

Education & Experience

High School Diploma or equivalent; Bachelor’s degree or 4+ years in housing preferred. One to two years of related experience acceptable.

Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.

Basic computer skills and familiarity with on‑site software.

Knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

Regular communication, repetitive wrist/hand motions, and the ability to work overtime, weekends, and nights.

Extended periods standing or sitting, moving about the property, and occasionally ascending ladders or operating equipment up to 25 lbs.

Work in varied environments, incl. outdoor, confined spaces, extreme temperatures, and hazardous chemicals.

License/Equipment

Reliable transportation required due to on‑call emergency duties.

Salary Range:

$55,000 – $60,000 per year

Full‑time, mid‑senior level. Relocation assistance and relocation incentives may be available.

Skills, background, and certifications are considered during compensation decisions. Employment is contingent upon a comprehensive total‑reward package including benefits, 401(k) matching, performance bonuses, paid sick days, and company holidays.
