Community Manager

Essential Duties & Responsibilities
Personnel Management: regular/daily onsite attendance is required; screen, hire, train, coach, and develop on‑site staff; complete weekly/daily office & maintenance staff schedules; improve staff performance and document issues.
Financial Management: achieve the highest possible net operating income; develop yearly operating budgets/forecasts; monitor rent collections, deposit reconciliation, vendor invoices, and property closeout; ensure ownership financial reports are accurate.
Strategic Leasing Management: develop a yearly marketing plan; ensure effective leasing techniques, resident satisfaction, retention programs, and resident move‑in processes.
Administrative & Maintenance Management: ensure accurate administrative & leasing reporting; head the emergency team; manage customer service and service request turnaround; maintain property appearance and facilities; oversee maintenance, construction, and rehabilitation activities.
Education / Experience
High School Diploma or equivalent; Bachelor’s degree preferred or four‑year experience in the housing industry; or one‑to‑two‑years related experience and/or training; or equivalent combination.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Basic computer and on‑site software skills required.
Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Regular communication with others, repetitive hand motions, accuracy assessment; overtime, weekends, and night hours may be required.
Extended periods standing or sitting, moving between work sites, ascending/descending ladders, stairs, scaffolding, etc.
Occasional lifting of up to 25 lbs., operating machinery or power tools, and working in various environmental conditions.
License / Equipment
Reliable transportation due to on‑call emergency requirement.
