Position: Roving Property Manager
Location: Properties throughout Oregon (frequent travel required)
Schedule: Full-time position (40 weekly contract hours); Monday - Friday
Pay Range: $25.00 - $35.00 per hour
Classification: Non-exempt position, eligible for overtime pay
Bonus Eligible: Monthly bonuses available through Stratum's Stabilized Incentive Bonus Plan

Key Responsibilities Fill in as acting Roving Property Manager at various communities during manager absences Supervise and support onsite teams to ensure continued success and leadership presence Oversee financial management, including rent collection, expense tracking, and budget monitoring Support leasing efforts and occupancy strategies Respond to resident concerns and ensure high standards of resident satisfaction Implement marketing and outreach initiatives to boost leasing success Ensure compliance with Fair Housing laws, lease regulations, and internal policies Lead property inspections and emergency response efforts Train and mentor onsite staff and support onboarding at new communities Provide timely communication and updates to leadership on operational matters

Job Requirements High school diploma or equivalent required; bachelor's degree preferred Minimum of two (2) years of property management experience required Previous supervisory experience required Prior experience in a roving or multi-site role is highly preferred Advanced knowledge of property operations and landlord-tenant laws Proficiency in Yardi or similar property management software Valid driver's license, reliable transportation, and insurance required Extensive or Significant Travel Required-this position involves travel to multiple properties across Oregon
