Job Summary The Community Manager will oversee all business operations across the apartment community, managing and coordinating the team, daily activities, and resources to meet budgeted financial and operational goals while ensuring compliance with company policies and procedures. This role requires strong resident relations, effective communication, and leadership skills. The ideal candidate is a creative thinker with marketing acumen, excellent resident retention abilities, and an outside‑the‑box mindset.

Responsibilities

Understand, analyze, and initiate actions that allow the community to achieve defined KPIs.

Supervise leasing and maintenance activities to ensure compliance with company policy.

Analyze performance and trends to develop and implement the monthly marketing plan.

Train, motivate, and supervise all on‑site staff to achieve operational goals, including new employee orientation, ongoing performance evaluations, and time‑sheet approval.

Provide comprehensive feedback to non‑performing employees and facilitate disciplinary procedures up to terminations if necessary.

Conduct ongoing training for office staff (leasing paperwork, workplace safety, and daily training needs).

Enforce safety policies, regulations, and OSHA compliance.

Secure bids for repairs and replacements beyond staff capability.

Deliver excellent customer service while maintaining high standards for resident service.

Adhere to the financial goals of the owner.

Complete month‑end and year‑end reporting as required.

Provide narratives of all monthly expense variances.

Ensure property operations comply with all applicable regulatory requirements.

Build and maintain a reputable online presence through social media that reflects the community positively and attracts future residents.

Meet targeted revenues by setting rent rates, ensuring timely posting of rent and fees, making deposits, and maximizing collection efforts.

Enforce community guidelines, property notice requirements, evicting residents, and enforcing lease terms.

Conduct regular property inspections and take appropriate actions to maintain safety, cleanliness, and appearance standards.

Complete various accounting, financial, administrative, and other reports and perform other duties as assigned.

Skills & Qualifications

Demonstrated ability to read, write, and communicate effectively to comprehend and complete legal documents, sell and explain apartment features, and answer questions about the property’s operations.

Professional appearance.

Understanding of property management risk and liabilities.

Experience with customer service and resident life cycle.

Basic understanding of maintenance.

Strong collection skills.

Revenue driven.
