Job Description Summary:
The Community Manager is responsible for managing the day‑to‑day operations of an assigned property, leading the team, and ensuring the property meets established financial and operational goals while complying with all applicable laws, company policies, and procedural standards.
Responsibilities
Provide input into the development of the property budget by analyzing financial statements, marketing data, and operational reports to establish performance benchmarks.
Meet targeted revenues by setting rent rates, ensuring timely collection of rent and fees, making bank deposits, and preparing monthly financial status reports.
Approve invoices from vendors, contractors, and service providers, reconciling work performed, verifying certificates of insurance, coding charges, and coordinating payment with accounting and the owner.
Control expenditures to stay within the approved budget and manage the petty cash fund.
Oversee the lease enforcement process, including approving applications, granting discounts and lease renewals, conducting periodic apartment inspections, following notice requirements, evicting residents, and collecting late fees as permissible.
Analyze market and economic trends, implement short‑ and long‑term marketing and leasing strategies, and achieve occupancy and revenue goals.
Promote resident satisfaction and retention by responding to complaints, questions, and requests promptly, and ensuring maintenance staff complete service requests.
Conduct regular property inspections and take appropriate actions to keep the property, grounds, buildings, and amenities in safe, clean, and appealing condition.
Supervise property staff, hire, orient, and train employees, and manage performance in line with company policies and values.
Assist in managing the client/owner relationship by meeting with owners, conducting property tours, providing performance updates, and responding to owner requests.
Physical Demands
Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.
Work indoors and outdoors in all weather conditions.
Push, pull, lift, carry, or maneuver weights up to twenty‑five (25) pounds alone and fifty (50) pounds with assistance.
Possibly travel for training, meetings, or other duties as needed.
Work a flexible schedule, including evenings, weekends, and holidays.
Salary and Compensation The salary range for this position is $58,000 – $67,000 per year.
Additional Compensation
Corporate positions may include a quarterly or annual bonus program based on individual and company performance.
On‑site property positions may include weekly, monthly, and/or quarterly bonus programs.
