Job Description Summary Manages the day‑to‑day operations of an assigned property, including team leadership, financial and operational goal achievement, and compliance with company policies, Fair Housing, ADA, Fair Credit Reporting Act, and other applicable regulations.
Job Description
Provides input into budget development by analyzing financial statements, marketing information, and operational reports.
Meets targeted revenues through rent setting, timely collection, bank deposits, and monthly financial reporting.
Approves vendor invoices, reconciling work performed, ensuring certificates of insurance, coding charges, and coordinating communication between vendors, accounting, and owners.
Controls expenditures by staying within the approved budget and manages petty cash.
Oversees lease enforcement, approves applications, renewals, conducts inspections, manages notices, evictions, and late fees.
Analyzes market and economic trends, implementing marketing and leasing strategies to meet occupancy and revenue goals.
Promotes resident satisfaction by resolving complaints and ensuring maintenance team compliance.
Conducts property inspections to maintain safety, cleanliness, and appearance standards.
Supervises property staff through hiring, training, and performance management.
Assists in client/owner relations by meeting owners, providing updates, and responding to requests.
Physical Demands
Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.
Work inside and outside in all weather conditions.
Push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.
Travel may be required to assist other properties, attend trainings, or meet business needs.
Work a flexible schedule, including evenings, weekends, and holidays.
Salary Range USD 58,700 – 90,000
Additional Compensation
Corporate positions: Eligible for quarterly or annual bonus based on individual and company performance.
Onsite property positions: Eligible for weekly, monthly, and/or quarterly bonus programs.
