Assistant Community Manager The Assistant Community Manager operates under the supervision of the Community Manager to oversee the daily operations and finances of a residential community. This role includes responsibility for rent collection, financial reporting, personnel, leasing, maintenance, and compliance with company policies, safety standards, fair housing, and liability requirements.
Essential Duties & Responsibilities Financial Management
Post all payments and income accurately and in a timely manner.
Reconcile daily account receivables.
Follow up on bad debt, prepare late notices, and coordinate evictions when necessary.
Help the property meet budgeted revenues, expenses, and NOI.
Record all resident charges, including utility billbacks.
Perform end‑of‑month closing procedures and reporting.
Audit resident files to ensure accurate documentation.
Walk units, post move‑out charges, statements, and security deposit refunds.
Personnel Management
Maintain regular on‑site attendance; train, coach, and develop staff.
Ensure staff comply with company policies and training benchmarks.
Promote team harmony, quality performance, and effective leadership.
Apply leasing techniques to secure closures, manage follow‑ups, and maintain accurate documentation.
Implement marketing strategies from the annual marketing plan.
Handle resident complaints, concerns, and requests to maintain satisfaction.
Develop resident retention programs and promotional activities.
Display, lease, and facilitate move‑ins for prospective residents.
Administrative Management
Provide excellent customer service and monitor maintenance response times.
Maintain property appearance; schedule repairs and conduct inspections.
Supervise all business functions related to operations.
Plan and utilize property resources, equipment, and supplies efficiently.
Education / Experience
High school diploma or equivalent; bachelor’s preferred or 2+ years of housing industry experience.
Basic computer skills; familiarity with onsite software.
Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Stand, sit, and move routinely; perform repetitive wrist, hand, or finger motions; may require ladder or stair use.
Move between worksites, lift up to 25 lbs, operate machinery or vehicles, work overtime and in varied weather conditions.
Salary Range $23 per hour to $23 per hour
