Porter/Groundskeeper REPORTS TO:

Lead Maintenance Technician & Property Manager Job Brief:

The Porter/Groundskeeper maintains the property to enhance curb appeal and assists staff in efficient property management. Duties and Responsibilities: Conduct business in accordance with company policies, OSHA, ADA, Fair Housing, etc. Perform preventive maintenance: check exterior lighting, maintain pool (if certified), observe safety precautions, report unsafe conditions, ensure storage areas remain locked. Complete Grace Hill courses by required deadlines; past due courses will not receive commissions or bonuses. Physically walk the property, remove litter, debris, cigarette butts, pet droppings, and keep specified areas neat at all times (management office, pool area, laundry room, mail rooms, pathways, stairways, dumpster areas, recreation areas, grounds adjacent to the road, walkways, exterior lighting, parking lots). Perform daily trash‑out duties in vacated apartments: remove furniture, trash, boxes, transfer to dumpster or storage. Detail property regularly: clean and rake shrub areas, shovel mud, use blower for sidewalks. Repair and replace windows, screens, sliding glass doors; perform routine maintenance on request. Assist with physical tasks: tear down fences, dig post holes, carry abandoned sofas, make‑ready duties, clean storage areas, paint duties, change locks, rekey. Work Hours:

30 hours per week; schedule may change; weekends as required. Equipment Requirements:

Back support belt, gloves; hand tools, wheelbarrows, hand trucks, power tools (blowers, power washers). PHYSICAL REQUIREMENTS: Constant need (66%–100%) to be on feet. Lift and carry: 1–25 lbs constant (66–100%); 25–75 lbs frequent (33–66%); 75–150 lbs occasional (1–33%); 150+ lbs rare ( Perform bending, stooping, squatting, kneeling, climbing stairs and ladders, pushing, pulling, reaching, grasping, finger dexterity; write inventory maintenance reports. Vision Requirements:

Constant observation of areas needing attention; frequent clear vision beyond arm’s reach. Hearing Requirements:

Frequent to receive instructions from residential management. Speaking Requirements:

Constant verbal communication with staff and residents. WORKING ENVIRONMENT:

Outdoors 66–100% of time; occasional exposure to paint fumes, solvents, adhesives; frequent awkward and confining positions. REASONING DEVELOPMENT:
