Job Overview
DCAS's mission is to make city government work for all New Yorkers. From managing iconic courthouses and municipal buildings to purchasing over $1 billion annually in goods and services for more than 80 City agencies, our work ensures agencies can deliver on their mission. This role supports the mechanical maintenance and operations of approximately 55 City‑owned court and office buildings totaling 15 million square feet.
Responsibilities
Operate, inspect, test, service, and maintain mechanical, pneumatic, electronic, and direct digital controls (DDC) for HVAC systems.
Perform preventative maintenance on pneumatic, electronic, mechanical, and DDC controllers, sensors, actuators, and relays.
Maintain pneumatic air compressors that support building controls.
Ensure specified sequence of operations and energy conservation retro‑commissioning measures.
Troubleshoot motor control equipment including motor starters, VFDs, and HOA switches.
Collaborate with other trades to troubleshoot and repair control system failures related to HVAC equipment.
Maintain and update system schematics and create mechanical, pneumatic, and DDC schematics as needed.
Use the HVAC building automation system (BAS) to diagnose issues and perform commissioning and diagnostics.
Provide recommendations to improve sequences, reduce energy usage, maximize indoor air quality, and enhance tenant comfort.
Mentor and train the mechanical workforce on building automation systems and DDC controls.
Maintain inventory of parts, equipment, and supplies for building automation and control system maintenance.
Assist with repair of fire smoke dampers to ensure proper airflow.
Minimum Qualifications
Five years of full‑time satisfactory experience as a thermostat repairer acquired within the last ten years; or
At least three years of experience as a thermostat repairer and either sufficient helper or apprenticeship experience, or relevant trade, technical, or vocational training to make up the remaining required experience. Six months of acceptable helper or apprenticeship experience will be credited for each year of training.
