Job Description Summary

Under general supervision, assist in coordinating and supervising the operation of all HVAC systems throughout the Medical University, MUHA and Boiler Room. Responsible for supervision and administration of the University's and MUHA's HVAC preventive maintenance program. Assists in obtaining and evaluating contract bids for maintenance and repair work. Works with outside contractors on certain alterations, repairs, and maintenance contracts. Ensures that all E.P.A. and other regulatory agency codes and guidelines are followed. Ensure that alteration, renovation, repair and P.M. work is done in a safe and orderly manner and that there are no unauthorized gas releases. Perform other related and non-related duties as required. The HVAC Manager is designed as essential personnel in a disaster situation. Entity

Job Description

Plans, supervises and assigns work to trades crews engaged in general repair, maintenance or construction activities that involve one or more trades, such as carpentry, masonry, electricity, welding, heating, venting and air conditioning (HVAC), automotive repairs, plumbing and boiler operation. Screens, selects and provides on-the-job training for trades personnel. Makes recommendations on the repair, replacement and maintenance of buildings and equipment. Plans, organizes, schedules, monitors and evaluates trades activities. Assists in the compilation of data; prepares correspondence, reports, summaries and budgets. Maintains, rebuilds and tunes pianos. Performs high level trades skills in the maintenance and repair of military equipment. 5% - Performs other related and non-related duties as required; drives pick up truck. Essential 5% - Order materials as needed and monitors stock levels of parts. Essential 5% - Acts as shop foreman during absence of assigned foreman and supervises staff. Essential 20% - Checks all job sites at least twice a day to insure employees are accomplishing work as directed. Essential 30% - Performs journeyman level repair and maintenance work when work load requires additional staff. Essential 35% - Schedules and participates in work and supervises subordinates in the installation, repair and P.M. of HVAC equipment and systems. Minimum Requirements: A high school diploma and three years trade experience that is directly related to the area of employment. Some positions require a commercial driver's license. Some positions require EPA-approved freon recovery certification.
