Human Resource Executive / Independent Author and Podcast creator The Facilities Supervisor (Hands‑On) is a working leader responsible for performing and supervising day‑to‑day facility maintenance activities that directly support manufacturing production. This role actively participates in troubleshooting, repairs, and preventive maintenance while leading a facilities team to ensure safe, reliable, and efficient plant operations.

REPRESENTATIVE DUTIES

Facility & Equipment Maintenance

Supervise daily maintenance operations for building systems, machinery support systems, and production‑critical utilities (HVAC, electrical, plumbing, compressed air, water, fire suppression).

Production Support

Partner with Production and Engineering teams to ensure facilities support manufacturing schedules and output goals.

Respond promptly to facility emergencies to minimize production interruptions.

Assist with layout changes, equipment moves, and production line modifications.

Safety & Compliance

Ensure compliance with OSHA, EPA, fire codes, and local/state regulations.

Conduct routine safety inspections and audits of facility areas.

Support incident investigations and implement corrective actions.

Maintain documentation for inspections, permits, and compliance records.

Supervise, train, and schedule facilities and maintenance staff.

Assign work orders, monitor performance, and provide coaching and feedback.

Enforce safe work practices and proper use of PPE.

Planning & Budgeting

Assist in managing the facilities maintenance budget.

Track maintenance costs, spare parts inventory, and equipment lifecycle needs.

Recommend capital improvements and energy‑efficiency initiatives.

Documentation & Reporting

Maintain accurate maintenance logs, work orders, and service records.

Prepare reports on facility performance, downtime causes, and corrective actions.

Operations, services, and activities of a building maintenance, repair, and construction program.

Materials, methods, terminology, equipment and tools used in the maintenance, repair, and construction of building structures and systems including those used in performing rough and finished carpentry, plumbing, heating, electrical, mechanical, and painting work.

Principles of supervision, training, and performance evaluation.

Basic principles and practices of budget preparation and administration.

Equipment, tools and materials used in facility maintenance activities.

Construction and project management principles.

Principles and practices of safety management.

Office procedures, methods, and equipment including computers and applicable software applications such as word processing, spreadsheets, and databases.

Pertinent local, state and federal laws, ordinances, codes, and rules.

Abilities

Read and understand construction drawings, plans and specifications.

Organize, implement and direct facility maintenance operations and activities.

Supervise, train, and evaluate assigned staff.

Interpret and explain pertinent department policies and procedures.

Develop cost estimates for supplies and equipment.

Perform the most complex maintenance duties and operate related equipment.

Demonstrate tact and diplomacy with the public.

Develop and recommend systems and procedures related to assigned operations.

Operate office equipment including computers and supporting word processing, spreadsheet, and database applications.

Communicate clearly and concisely, both orally and in writing.

Establish and maintain effective working relationships with those contacted in the course of work.

Coordinate preventive and corrective maintenance programs to reduce equipment downtime.

Troubleshoot facility‑related issues impacting production and implement timely solutions.

Oversee contractors and vendors performing repairs, installations, or inspections.

Required Qualifications

High school diploma or GED required; technical training or certification preferred.

5+ years of hands‑on facilities or maintenance experience in a manufacturing or industrial setting.

2+ years of lead or supervisory experience in a working role.

Strong mechanical, electrical, and troubleshooting skills.

Knowledge of OSHA regulations and safe maintenance practices.

Ability to read and interpret schematics, blueprints, and manuals.

Experience using CMMS or work order systems.

Preferred Qualifications

Journeyman‑level experience in electrical, HVAC, or mechanical trades.

OSHA 10 or OSHA 30 certification.

Experience supporting continuous operations or 24/7 production.

Lean manufacturing or continuous improvement experience.

PHYSICAL DEMANDS AND WORKING ENVIRONMENT Environment Work is performed in an indoor and outdoor field environment; travel from site to site; exposure to noise, dust, grease, smoke, fumes, noxious odors, gases, mechanical and electrical hazards, and all types of weather and temperature conditions.

Physical Primary functions require sufficient physical ability and mobility to walk, stand, and sit for prolonged periods of time; to frequently stoop, bend, kneel, crouch, crawl, climb, reach, twist, grasp, and make repetitive hand movement in the performance of daily duties; to climb unusual heights on ladders; to lift, carry, push, and/or pull moderate to heavy amounts of weight; to operate assigned equipment and vehicles; and to verbally communicate to exchange information.
