Overview
Property Manager for a luxury multi-family community (Channel House), Raleigh, NC. This role acts as the CEO of a large-scale on-site operation, driving resident experience, financial performance, and community leadership. Responsibilities
Lead recruiting, hiring, onboarding, and training of on-site staff. Inspire the leasing, marketing, financial, administrative, and operational activities to maximize property performance. Set clear goals, communicate them effectively, coach and support team members in their growth. Hold regular meetings with on-site teams to align direction and ensure resources for success. Build and manage relationships with external partners and serve as the senior asset ambassador within the broader community. Establish and manage the property budget in accordance with the investment strategy; oversee deposits, rents, and ancillary revenues. Manage expenses, process invoices, and ensure timely payables; prepare regular reports for investors and owners. Conduct regular financial reforecasts and plan capital needs (short- and long-term). Lead marketing, leasing, and outreach efforts; maintain CRM to sustain high closing ratios. Oversee renewal strategy to boost resident retention and ensure effective sales strategies. Support the Maintenance team to deliver timely maintenance and keep property in top condition. Ensure safety, hazard mitigation, and functioning disaster and emergency systems. Who You Are

At least 5-7 years of professional experience, preferably in commercial real estate property or asset management; hospitality or retail management also considered. Proven track record of developing and retaining high-performing teams. Experience building and managing relationships with clients, investors, and partners. Experience managing a budget and/or P&L; knowledge of apartment management laws and regulations (federal, state, local). Ability to work at least 2 weekends per month and participate in evening and after-hours events. High proficiency with Microsoft Office; experience with Yardi or Entrata preferred.
