This position is responsible for organizing and directing all work required for the cleaning and upkeep of all University residence halls. Oversees the Residence Hall Custodial team and works alongside the team. Ensures that all custodial duties are done safely, completely, and in a timely fashion, and that all completed work is up to standard. In addition to supervising the team in their areas, this position is also responsible for completing custodial duties in an assigned area.
Position Status Exempt
Salary Range $53,000 - $58,000. This is the expected salary range for this position. The actual salary offered will depend on a candidate's experience and education, and departmental budget.
Responsibilities
Performs custodial tasks within assigned area, including, but not limited to, trash collection and removal, dusting, cleaning walls, windows, floors, and other flat services, sanitizing bathrooms and kitchenettes, etc
Trains, supervises, and evaluates the Residence Hall Custodial team in all assigned tasks and projects and works alongside the team. The team includes full-time custodians, part-time student employees, and, when applicable, outside contractors hired by the Facilities Operations Manager for residence hall custodial work
Establishes, maintains, and fosters a positive and effective working relationship with the Residence Hall Custodial team and with others contacted in the course of work
Organizes the Residence Hall Custodial team's work through the setting of priorities, schedules, and deadlines
Instructs the Residence Hall Custodial team in and ensures its compliance with department policies and procedures relating to assigned duties
Works to ensure the safety of the Residence Hall Custodial team through regular safety inspections of equipment and review of procedures
Orders, inventories, and maintains custodial equipment and supplies sufficient for the safe and effective completion of all custodial work in the residence halls
Conducts regular inspections of the residence halls to identify custodial needs
Reports serious or ongoing maintenance and security problems to the Facilities Operations Manager
Inspects cleaned areas, noting where work has not been done to standard and providing feedback to Custodians responsible for those areas to improve performance
Monitors and documents concerns regarding any recurrent performance problems as needed
In coordination with the Facilities Operations Manager, implements performance improvement measures and/or training to be provided in relation to performance improvement of Custodians
Assists with arranging and participates in selected seminars and other training to improve and update methods, equipment, and supplies
Coordinates the summer residence hall repair and room cleaning schedules with the Facilities Operations Manager, Residence Life Director, and Conference and Events Services Director
Coordinates with the Office of Residence Life and the Office of Conference and Event Services to ensure residence halls are ready and clean for special events and summer conferences

Requirements Minimum Qualifications
High school diploma or GED
Three years of custodial experience
Previous supervisory experience
Knowledge of custodial equipment and supplies including their proper usage
Experience with special project skills, e.g., floor stripping, carpet shampooing, etc
Good oral and written communications skills
Ability to make competent decisions concerning custodial duties and to provide constructive feedback where and when needed
Ability to motivate fellow employees and foster a collaborative team spirit and to demonstrate and maintain leadership by acting as a role model for fellow employees
Ability to work well with students, faculty, staff and the general public
Ability to handle emergency situations in a calm and professional manner
Willingness to work extended hours as needed, including on weekends
Minimum Qualifications
Associate degree
Previous custodial experience in a residential setting
Working Conditions/Physical Requirements The essential functions of this position require regular movement between indoor and outdoor campus locations, with exposure to varying weather conditions, including extreme heat and cold. Work is often physically demanding in nature and may require walking, navigating uneven or slippery surfaces, climbing stairs and ladders, bending, kneeling, and standing for extended periods. Required abilities include frequent use of fine motor skills to push, pull, or maneuver a range of equipment. Work requires regular lifting of objects up to 50 pounds, and occasional lifting of up to 100 pounds.
