SR CONSTRUCTION PROJECT MANAGER

Bear Real Estate Group is looking for a Senior Construction Project Manager to join our dynamic and growing design-build development firm. We specialize in exciting new commercial construction projects, including multi-family developments and other large-scale commercial builds (both new construction and rehab) throughout the region.
This leadership role offers the opportunity to manage impactful projects from concept through completion and includes overseeing onsite superintendents and other project managers to ensure seamless execution across multiple job sites, while collaborating with top-tier design and development teams in a fast-paced, innovative environment.
Location: Milwaukee, WI
Compensation: $144,300.00 – $216,500.00
DUTIES AND RESPONSIBILITIES
Supervise on-site construction and land development, including issuing contracts, performing scope reviews, scheduling sub-contractors, resolving day-to-day issues, and inspecting all work to ensure compliance with plans, specifications and relevant building codes.
Lead other project managers, assistant project managers, project coordinators and superintendents.
Mentor and provide training for all direct reports.
Perform or provide direction for the following:
Estimate and manage budget preparation.
Plan review, cost analysis and value engineering.
Determine contractor/subcontractor pre-qualifications.
Develop and maintain the project schedule.
Develop scope and buy-out.
Manage contracts.
Schedule overall job and subcontractors.
Handle Requests for Information (RFIs), change orders, submittals and directives.
Maintain logs for RFIs, change orders and submittals.
Approve all change order requests and owner change orders.
Manage job cost & status reporting.
Handle finishes coordination.
Manage Punch Lists and Project Closeouts.
QUALIFICATIONS
5–10+ years of solid hands‑on experience with a GC or a developer as a Project Manager constructing low to mid‑rise projects.
Ability to manage a team of up to 8–10 superintendents, 2–3 assistant project managers or project coordinators, and 2 project managers.
Experience managing 5–6 projects of a complex nature with total project values exceeding $100 million.
Demonstrate a high level of proficiency in all aspects of construction project management.
Knowledge of local building codes is required.
OSHA certified.
Proficiency with Project Management Scheduling Software.
Knowledge with Excel‑based project budgets.
Contribute at a leadership level to develop company initiatives, processes and procedures.
