Position Overview
The firm is seeking an
Associate
to join its Investments Group in Los Angeles. This role offers exceptional exposure, allowing the candidate to work directly with the acquisitions team on functions ranging from initial underwriting and closing to asset management and investor relations.
Unlike siloed roles at larger institutions, this position offers "cradle-to-grave" deal exposure. You will evaluate opportunities across all property types nationwide and assist in the execution of business plans post-acquisition.
Key Responsibilities
Transaction Evaluation & Underwriting
Deal Analysis:
Work directly with senior leadership to evaluate and underwrite opportunistic real estate acquisitions, JV investments, subordinate debt, and note acquisitions.
Financial Modeling:
Build and manipulate complex models to compute investment return metrics (ROC, IRR, Equity Multiples).
Technical Proficiency:
Utilize
Argus
and Excel to incorporate lease mechanics, operating expenses, tenant reimbursements, and capital expenditures into valuation models.
Investment Memos:
Prepare comprehensive investment memorandums and presentation materials for the investment committee and prospective capital partners.
On-Site Analysis:
Travel with the acquisitions team to conduct on-site due diligence across the target geography.
Vendor Coordination:
Manage engagement with external parties, including investment sales brokers, leasing agents, lenders, property managers, tax advisors, and attorneys.
Document Review:
Facilitate the abstraction of leases, evaluation of operating expenses, and the organization of due diligence materials for lenders and equity investors.
Performance Tracking:
Analyze financial performance of portfolio assets, comparing actual results to pro forma, and updating financial models.
Business Plan Execution:
Monitor leasing updates, capital improvements, and development plans; prepare valuation analyses for existing assets.
Investor Reporting:
Support fundraising efforts and create content for quarterly investor presentations and economic research reports.
Market Research
Research general market conditions (vacancies, absorption, rents, new construction) to inform acquisition and portfolio strategy.
Evaluate competitive sets, sales/lease comps, and economic drivers in target MSAs.
Qualifications
Education:
Bachelor's degree (BA/BS) from a four-year college or university in Finance, Real Estate, Economics, or a related field.
Experience:
2–4 years of experience at a top investment bank, management consulting firm, or real estate private equity firm.
Prior transaction experience.
Technical Skills:
High proficiency in Real Estate Cash Flow Modeling (Excel); Argus is preferred.
Detail-oriented with strong organizational and analytical skills.
Excellent written and verbal communication capabilities.
Inquisitive, self‑motivated personality with high integrity.
