Job Description Summary Property Managers are responsible for maintaining our communities to a market-ready standard, ensuring a high level of service, and motivating high-performing teams to maximize property performance.

Responsibilities

Ensuring the smooth running of our community in a fast-paced environment; overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.

Providing superior customer service and communication to residents and prospects to enhance satisfaction and increase renewals, revenue, reputation, and profitability; completing lease/renewal paperwork to ensure completion to company standards.

Tracking and evaluating advertising and all client traffic.

Developing, mentoring, leading, and managing a high-performing, cohesive team (leasing, customer service, maintenance, and management personnel) to maximize engagement and minimize turnover.

Driving revenues through thorough analysis of competition and development of creative marketing programs.

Leading by example and modeling Cushman & Wakefield’s mission to be the best national management company.

Supervising day-to-day operations of the entire on-site team, ensuring all policies and procedures are followed.

Maintaining effective on-site staff through interviewing, hiring, and coaching as necessary.

Maintaining residents' files in accordance with company standards.

Maintaining a positive living environment through prompt conflict resolution and consistent follow-up.

Managing and maintaining all aspects of overall community budget and finances.

Working with leasing staff to ensure leasing/marketing goals are met.

Competencies

Effective communication and customer service skills

Computer literate, including Microsoft Office Suite and internet navigation skills

General office, bookkeeping and sales skills and excellent oral and written communication skills

Determining leasing opportunities of staff and working on goal setting to improve the performance of each staff member

Supervising day-to-day operations of team, ensuring all C&W policies and procedures are followed

Working with leasing staff to ensure leasing/marketing goals are met

Be able to manage a team

Perform any other related duties as required or assigned

Education

Bachelor’s Degree preferred

Real Estate License preferred

Experience

3+ years of Property Management experience

3+ years of Management experience

Location(s) Grand Prairie, TX; Fort Worth, TX.

Work Environment This job operates in a professional office environment and routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel.

While performing the duties of this job, the employee may need to stand and walk for extended or continuous periods of time, ascend and descend staircases, ladders, and/or step stools, and travel outside between buildings in varying outdoor weather conditions. The employee must be able to travel up to 15% of the time and exert up to 25 pounds occasionally, frequently, or constantly to lift, carry, push, pull, or move objects.

Competitive pay varies by location, experience and other factors, and the company will not pay less than minimum wage.

Compensation Salary range: $66,300 - $78,000 per year. Compensation is dependent on factors such as collective bargaining agreement, geographic location, market pay rates, and individual qualifications.
