Project Manager – Nichols Contracting, Inc. Nichols Contracting, Inc. Position Overview The Project Manager will effectively manage and execute assigned projects to ensure timely delivery within budget while maintaining high safety and quality standards. Key responsibilities include project planning, subcontractor coordination, cost control, and client communication.

Responsibilities

Develop and maintain project staffing plans and job site administration.

Acquisition of subcontractors and suppliers.

Oversee subcontractor quality and coordination among all trades.

Identify and resolve issues and changes promptly.

Ensure safety and security systems are operational at all times.

Maintain accurate material delivery schedules via submittals and procurement procedures.

Develop, monitor, and update project schedules, including subcontractor schedules.

Implement and manage project cost control systems.

Monitor cost reports, approve subcontractor payments, and submit invoices on time.

Establish and maintain relationships with all project participants and communicate schedule revisions.

Maintain project‑specific information systems and coordinate site and office activities.

Report cost control status and issues to Nichols management promptly.

Perform other duties as assigned.

Desired Experience & Qualifications

Minimum 5 years of construction experience with Procore and P6 scheduling.

Experience with subcontractor pay voucher preparation and pay application.

Proficiency in creating project CPM schedules, time‑impact analysis, and forecasting management.

Understanding of material and equipment fabrication and delivery tracking.

Knowledge of change‑management processes and ability to produce job status reports and profit plans.

Experience in subcontract/prime contract administration, enforcement, and subcontractor buyout processes.

Strong project team leadership and negotiation skills.

Physical Demands

Ability to independently ascend and descend stairs.

Ability to independently reach, twist, and bend.

Ability to remain stationary for extended periods.

Ability to lift up to 30 pounds independently when required by work assignments.
