Our property portfolio includes around 8,000 apartments and townhomes, primarily providing affordable housing for seniors and persons with disabilities, along with multifamily rentals, office, and light industrial uses. We employ about 400 teammates across 30 states and are growing.
About the Role As a Property Manager at CCI, you will provide leadership and management to onsite teammates, driving operational excellence at your assigned property. You will be responsible for occupancy, resident satisfaction, compliance with HUD and local program requirements, safety, maintenance, and financial performance.
Key Responsibilities
Leadership & Management:
Lead by example, prioritize CCI’s goals and values, strengthen relationships with stakeholders, recruit, train, and support your team.
Property Performance:
Maintain full occupancy, collect accounts receivable promptly, comply with regulations, ensure safety and cleanliness, adhere to budgets, and report performance to higher management.
Customer Service:
Ensure timely communication, address complaints and legal matters, develop marketing strategies, and analyze market trends.
Marketing:
Implement inclusive marketing strategies compliant with HUD/Fair Housing guidelines and the AFHMP to attract a diverse pool of applicants.
Budgeting & Financial Management:
Maximize revenue through effective occupancy management, assist with capital improvements, control expenses, and process payables.
Program Compliance:
Ensure compliance with Affordable housing standards (HAP Contracts/Section 8, LIHTC), HUD inspection criteria (REAC/NSPIRE), lender inspections, and stay informed on relevant regulations.

Qualifications
3+ years’ experience managing people.
1+ years’ experience in Property Management or related real estate discipline.
1+ years’ experience with standard real estate software (Yardi, Microsoft Office 365 preferred).
Experience with affordable housing programs (Section 8, Section 202, LIHTC) preferred.
Bachelor’s degree or equivalent professional experience.
Industry certification such as CPM, CAM, or similar preferred.
