Location: Wilmer, TX
Responsibilities
Complete assigned work orders from resident service requests and perform preventative maintenance, diagnosing defects and repairing according to policies, procedures, safety standards, and code requirements.
Execute the “make-ready” process for vacant apartments, including pre-move-out inspections, creating punch lists, scheduling vendors/contractors, procuring supplies, completing repairs, and inspecting finished work.
Follow procedures for accessing and handling materials, supplies, equipment, and tools from the maintenance department, tracking inventory use, returning unused items, and notifying supervisors of re-ordering needs.
Document all work orders and related paperwork accurately and promptly for tracking and reporting.
Assist in maintaining grounds, common areas, and amenities by picking up trash, pressure-washing breezeways and pool areas, general cleaning, and painting curbs and signage as needed.
Support cost-cutting and expense control by fixing parts when possible, avoiding waste of materials, and using tools and equipment correctly.
Perform general preventative maintenance throughout the property.
Be willing to work a flexible schedule, including on-call responsibilities.

Education Minimum one year of apartment maintenance experience.
License and Certifications Valid driver’s license. AC Certification I and II.
Criminal History Record If an offer of employment is made and accepted, continued employment will be contingent upon the satisfactory results of a thorough criminal history record check. Capstone’s policy is not to employ individuals convicted of misdemeanor or felony offenses involving illegal drug use, public indecency, theft, or crimes against persons or property. Capstone will not employ individuals with undisclosed criminal history on the application. Exceptions may be made in special situations based on the nature, timing, and number of offenses. Traffic violations, except for reckless driving, driving while intoxicated, or excessive red light or speeding violations, will not be considered.
