Job Description The Maintenance Technician performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the property meet company standards for cleanliness, appearance, safety, and overall functionality.
Essential Responsibilities
Complete assigned work orders generated from resident requests for service within 24–48 hours, diagnose defects, and make repairs in accordance with established policies and safety standards.
Execute the “make‑ready” process to prepare vacant apartments for leasing: pre‑move‑out inspection, punch list creation, vendor scheduling, supplies procurement, maintenance completion, and final inspection.
Support cost‑cutting programs by fixing rather than replacing parts when possible, avoiding waste, and using tools and equipment properly.
Follow procedures for accessing and obtaining materials, inventory tracking, and notifying maintenance supervisor of re‑ordering needs.
Complete documentation and paperwork promptly and accurately so service requests are appropriately tracked.
Periodically inspect work performed by contractors and vendors to verify that work, materials, and services meet quality standards, scope, and specifications.
Comply with safety and risk‑management policies, including routine safety meetings and required OSHA training.
Demonstrate customer‑service skills: treat residents with respect, provide face‑to‑face support, respond sensitively to complaints, and complete work orders efficiently.
Assist in routine property inspections to identify safety and risk‑management concerns.
Perform other duties as assigned.
Work Hours and Environment 40 hours per week with a regular schedule: Monday–Friday 9 am–6 pm, Saturday 10 am–5 pm, Sunday 1 pm–5 pm (may vary by site).
Essential Requirements
Available to work weekends when scheduled and able to perform essential job functions independently.
Comfortable working outdoors with exposure to varying temperatures, weather, odors, and hazardous conditions.
Flexible to accommodate calls during evenings, weekends, and holidays.
Qualifications Summary Education: High School Diploma or GED equivalent.
Experience: 1–3 years of apartment maintenance experience (or equivalent).
Advanced skills: Strong communication and delivery skills, ability to connect with people at all levels.
Computer skills: Proficiency with internet, word processing, spreadsheets, database management, and property management software (preferably Entrata Yardi and/or One Site).
Licenses & Certificates
Current valid driver’s license.
EPA Type I and II or Universal refrigerant recycling certification, plus all required state and local certifications.
Physical Requirements Lift, pull, carry, or maneuver weights up to 50 lbs independently and up to 150 lbs with assistance.
Stand, walk, reach, climb, stoop, and squat frequently; sit intermittently for keyboard work.
Travel: Routine local travel may be required for errands and training; non‑local travel may be required for business purposes.
