Job Description The Maintenance Supervisor oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.
Key Responsibilities
Act as employee champion; manage maintenance team and support employee evaluations, hiring, orientation, and training.
Oversee the “Make Ready” process from start to finish in accordance with company policies.
Assist with and complete work orders from resident requests and routine upkeep, diagnosing problems and performing repairs.
Inspect work performed by the team and contractors to ensure quality and compliance.
Maintain inventory of parts and materials; collaborate with the Community Manager on ordering and budgeting.
Stay informed on technology and industry standards.
Complete monthly Preventative Maintenance procedures per Policy and Procedure Manual.
Demonstrate customer service skills in interactions with employees, residents, clients, and vendors.
Ensure safety, cleanliness, and appearance; report mechanical issues and injuries.
Conduct safety meetings and maintain documentation.
Resolve customer complaints and issues.
Perform other duties as assigned.
Work Hours and Environment Schedule: 40 hours per week.
Monday – Friday: 9 am – 6 pm
Saturday: 10 am – 5 pm
Sunday: 1 pm – 5 pm
Essential Requirements
Availability to work weekends and evenings on a call schedule.
Ability to perform essential job functions unaccompanied.
Work outdoors under variable conditions.
Qualifications Education and Experience:
High School Diploma or GED; knowledge of OSHA and MSDS; technical degree preferred. 1–3 years supervisory experience in maintenance; 2–3 years apartment maintenance preferred.
Skills:
Strong communication and teamwork; proficiency in internet, word processing, spreadsheets, property management software (Entrata Yardi, One Site). 1–3 years management experience.
Licenses & Certificates
Valid driver’s license.
EPA Type I & II or Universal refrigerator recycling certification.
Certified Pool Operator or Certified Spa & Pool Operator certifications; state/local certifications as required.
Physical Requirements
Lift up to 20 lbs independently and 50 lbs with assistance.
Stand, walk, reach, climb, stoop, squat; occasionally sit for keyboard work.
Perform routine local travel.
