Pay Range $20.00/hr – $23.00/hr
Job Overview Full‑time maintenance technician responsible for the upkeep of rental properties.
Duties include repair and preventive maintenance, coordinating with third‑party vendors, and ensuring properties meet safety and agency regulations.
Responsibilities
Respond to maintenance requests within 24 hours and complete work within 72 hours, depending on severity.
Handle after‑hours emergency calls; hold a company‑provided cell phone.
Conduct regular inspections in line with agency regulations and safety requirements.
Prepare apartments for new residents and clean after tenants move out; standard turn time is 3 to 7 days upon vacating.
Contact third‑party technicians when necessary.
Document all repairs made on the properties.
Repair and paint ceilings, walls, and trim.
Wash windows, siding, and rugs as needed.
Clean, inspect, and install appliances.
Repair electrical, plumbing (light), toilets, windows, screens, doors, drywall, and appliances.
Clear grounds of loose clutter around the building.
Perform seasonal maintenance (snow blowing, salting, weeding beds, trimming trees/shrubs, planting flowers).
Operate a variety of tools and equipment, including lawnmower, trimmer, vacuum cleaner, hand tools, power tools, snow blower, telephone, photocopier, and fax machine.
Requirements
Prior experience as an apartment maintenance technician or a similar role.
Ability to stand for extended periods and lift up to 50 pounds without assistance.
Dexterity and attention to detail.
Valid New York State driver’s license with no major infractions at the time of hire and throughout employment.
Must own or have regular, reliable access to a vehicle.
Availability for overtime and irregular hours as required.
Required to carry an after‑hours emergency cell phone and answer emergency calls.
Excellent interpersonal and organizational skills.
HVAC, OSHA, or equivalent relevant certifications are advantageous.
