Job Summary The Service Technician I is responsible for the day‑to‑day maintenance operations at the property, ranging from move‑in, move‑out apartment repairs and the overall upkeep to enhance the value of the community and maximize the living experience of our residents. This position involves fixing and troubleshooting equipment, maintaining the grounds, completing unit turns, and assisting the community and your team in maintaining the highest standard of customer service.
Essential Job Functions
Maintain the premises of the building, office, and grounds in a clean and orderly condition.
Monitor and perform make‑ready duties on vacant units; ensure residential units are turned in a timely and efficient manner.
Diagnose problems and repair for basic electrical, plumbing, carpentry, and drywall.
Provide excellent customer service to prospective and current residents.
Promptly communicate with maintenance leadership concerning all maintenance issues at the property.
Manage dumpster corrals, trash enclosures/compactors as needed or directed.
Provide on‑call service when scheduled.
Ensure adherence to the company's safety and hazard communications programs, policies, and procedures.
Inspect buildings and grounds to ensure safety and cleanliness and alert the Maintenance Supervisor to items that need to be repaired.
Participate in company‑provided training such as fair housing, safety, non‑discrimination, EPA, and harassment prevention.
Perform other tasks or duties as directed and assigned.
Education And Experience
0–1 years of experience in maintenance service for residential communities, other building maintenance, or related trade is preferred.
Use of general maintenance equipment including but not limited to hand tools, ladders, refrigerant recovery units, landscaping equipment, and required safety equipment; all equipment must be used without jeopardizing the safety of oneself, fellow associates, or residents.
Who We Are Looking For
On‑call, after‑hour emergency service may be required with on‑call staff required to live within a minimum distance to the community for efficient response time.
Reliable transportation and a valid driver's license.
Excellent written and verbal communication skills.
Highly motivated and able to work independently.
Ability to use a smartphone to assign service requests and for on‑call requests.
Ability to prioritize and multi‑task.
Physical Requirements
Hands‑on repair and maintenance work constitutes the majority of time and duties.
Must be able to move up to 50 pounds over variable distances; mobility and flexibility to use ladders to heights in excess of 8 to 9 feet; ability to work outdoors in temperatures above 90 degrees or below 32 degrees Fahrenheit.
