Job Summary Service Technician II performs day‑to‑day maintenance at Platinum Shavano Oaks, including move‑in/move‑out repairs, equipment troubleshooting, and unit turns.
The role supports our goal of delivering high‑quality customer service and maintaining the property’s value.
Essential Job Functions
Schedule, monitor, and perform preventative maintenance
Ensure service requests are completed promptly and professionally
Diagnose and repair HVAC, electrical, plumbing, pool, carpentry, drywall, and appliances
Maintain building, office, and grounds in a clean, orderly condition
Perform make‑ready duties on vacant units and turn them in a timely manner
Provide excellent customer service to prospective and current residents
Communicate maintenance issues to leadership promptly
Manage dumpster corrals, trash enclosures, and compactors as directed
Provide on‑call service and emergency maintenance when required
Assist in monitoring inventory of parts and supplies
Assist in scheduling and communicating with vendors and contractors
Use mobile device to dispatch and complete service requests in a timely manner
Adhere to safety and hazard communication programs, policies, and procedures
Inspect buildings and grounds for safety and cleanliness, alerting Maintenance Supervisor of repairs needed
Participate in company‑provided training such as fair housing, safety, non‑discrimination, EPA, and harassment prevention
Perform other tasks or duties as directed and assigned
Education and Experience
1+ years of maintenance service experience in residential communities or related trade (required)
Renovation experience preferred
EPA certification Type I and II preferred
CPO certification preferred
Proficiency using hand tools, ladders, refrigerant recovery units, landscaping equipment, and required safety equipment
Who We Are Looking For
Availability for on‑call, after‑hour emergency service; on‑call staff live within a minimum distance to the community
Reliable transportation and a valid driver’s license
Excellent written and verbal communication skills
Highly motivated and able to work independently
Proficient with smartphone for assigning service requests and on‑call requests
Ability to prioritize and multi‑task
Physical Requirements
Hands‑on repair and maintenance comprise the majority of work
Must be able to lift up to 50 pounds over variable distances and use ladders to heights exceeding 8–9 feet
Ability to work outdoors in temperatures above 90°°F or below 32°°F
