Job Description Summary This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Monday‑Friday + rotating on‑call schedule
Complete assigned work orders generated from resident requests, preventive maintenance, and repairs in accordance with policies, procedures, safety standards, and code requirements.
Perform the make‑ready process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor scheduling, supply procurement, completion of maintenance tasks, and post‑work inspection.
Follow procedures for accessing and obtaining materials, supplies, equipment, and tools, tracking inventory use and returning unused items, and notifying supervisors about re‑ordering needs.
Complete documentation and paperwork accurately and timely for service request tracking.
Assist in maintaining grounds, common areas, and amenities by trash removal, pressure‑washing, general cleaning, and curbing/signage painting as needed.
Support cost‑cutting and expense control by repairing rather than replacing parts, avoiding wasteful use of materials, and practicing correct tool and equipment handling.
Other Responsibilities
Attend and participate in safety meetings, complete required OSHA and safety training, and report accidents promptly.
Periodically inspect contractor and vendor work to ensure quality standards, scope, and specifications are met.
Service Technician Responsibilities
Assist in routine and periodic property inspections to identify safety concerns and communicate maintenance needs to management.
Physical Demands
Stand, walk, sit, bend, stoop, climb ladders; reach, carry objects, and crawl in confined areas.
Work inside and outside in all weather conditions.
Push, pull, lift, carry weights up to 25 lbs independently and up to 50 lbs with assistance.
Travel may be required to assist other properties, attend training, business meetings, or other necessary occasions.
Work flexible schedule, including call time during evenings, weekends, and holidays.
Required Licenses or Certifications
EPA Type 1, Type II or Universal certifications for refrigerant recycling (applies to Certified Service Technicians).
All State and Local jurisdiction required certifications (applies to all Service Technicians).
Valid driver’s license to operate a golf cart on property, if applicable.
Compensation Hourly range: $19.00 – $21.00
Additional Compensation
Corporate positions may be eligible for quarterly or annual bonus programs based on individual and company performance.
On‑site property positions may be eligible for weekly, monthly, and/or quarterly bonus programs.
