3rd Shift Facilities Operations Manager

Base pay range $70,000.00/yr - $100,000.00/yr

Location: LAX Airport

Shift: 9:00 PM - 5:30 AM (3rd shift)

Position Summary The Facilities Operations Manager oversees the daily operations, maintenance, and management of airport facilities infrastructure. This role leads a team of maintenance technicians, custodial staff, and support personnel to ensure safe, efficient, and compliant facility operations that support airport functionality and enhance passenger experience. The position requires coordination with multiple stakeholders including airlines, concessionaires, government agencies, and contractors.

Key Responsibilities Team Leadership & Management

Supervise and manage a team of 7-10 direct reports including maintenance technicians and custodial team members.

Conduct performance evaluations, provide coaching and development opportunities, and manage disciplinary actions.

Develop work schedules, assign tasks, and ensure appropriate staffing levels across all shifts.

Lead safety meetings and ensure team compliance with airport safety protocols and OSHA requirements.

Facilities Operations

Oversee maintenance and operation of HVAC, electrical, plumbing, and mechanical systems throughout terminal and airside facilities.

Manage preventive maintenance programs for all building systems and equipment.

Coordinate emergency response procedures and after‑hours facilities issues.

Monitor building automation systems and energy management programs.

Ensure compliance with FAA regulations, TSA security requirements, and local building codes.

Budget & Resource Management

Develop and manage the annual facilities operations budget of $3-5 million.

Review and approve work orders, purchase requisitions, and contractor invoices.

Negotiate and oversee service contracts with external vendors and contractors.

Track and report on key performance indicators including response times, work order completion rates, and budget variance.

Stakeholder Coordination

Interface with airline representatives, concessionaires, and airport authority personnel on facilities matters.

Coordinate with airport operations center on facilities‑related operational impacts.

Work with security teams to ensure maintenance activities comply with airport security protocols.

Participate in airport emergency response exercises and actual emergency situations.

Compliance & Documentation

Maintain accurate records of maintenance activities, inspections, and compliance certifications.

Ensure facilities meet ADA accessibility requirements and fire safety codes.

Coordinate regulatory inspections and address any compliance deficiencies.

Develop and update standard operating procedures for facilities operations.

Required Qualifications Education & Experience

Bachelor's degree in Engineering, Facilities Management, or related field, or equivalent combination of education and experience.

Minimum 5 years of facilities management experience, preferably in aviation, healthcare, or other critical infrastructure environments.

3+ years of supervisory experience managing technical teams.

Technical Skills

Strong knowledge of building systems including HVAC, electrical, plumbing, and fire safety systems.

Familiarity with computerized maintenance management systems (CMMS).

Understanding of building automation systems and energy management.

Knowledge of relevant codes and regulations (OSHA, building codes, FAA requirements).

Leadership & Communication

Proven ability to lead and develop diverse teams in a 24/7 operational environment.

Strong problem‑solving and decision‑making skills under pressure.

Excellent verbal and written communication skills.

Ability to work effectively with multiple stakeholders and manage competing priorities.

Preferred Qualifications

Professional certifications such as Certified Facility Manager (CFM) or Facilities Management Professional (FMP).

Experience in airport or aviation facilities management.

Project management certification or experience.

Bilingual capabilities.

Physical Requirements

Ability to walk extensive distances throughout airport facilities.

Occasional lifting up to 50 pounds.

Ability to work in various environmental conditions including mechanical rooms and outdoor areas.

Availability for emergency response outside regular business hours.

Working Conditions

Airport environment with exposure to aircraft noise and jet fuel odors.

24/7 operational facility requiring occasional evening, weekend, and holiday coverage.

Fast‑paced environment with frequent interruptions and changing priorities.

Security clearance requirements including background check and SIDA badge eligibility.
