Major Responsibilities Serve as the primary liaison among tenants, property management, and service partners, ensuring effective communication and alignment.
Lead and overseefacilitiesoperations, including building systems, security, janitorial, food and beverage, and groundskeeping.
Maintain smooth daily operations across academic, research, corporate, and public spaces.
Develop, enforce, andmaintainpolicies, procedures, and systems to promote operational excellence, sustainability, and efficiency.
Coordinate and unify teams for daily district activities, acting as a key representative to tenants and the broader community.
Collaborate with event planning teams and vendors to support community and tenant programs, ensuringfacilitiesreadiness and safety for events.Anticipate and address operational requirements before, during, and after events.
Set goals and metrics for facilities performance, tenant satisfaction, and operational efficiency.
Manage vendor contracts and service-level agreements to guarantee quality, cost-effectiveness, and accountability.
Identifyand implement opportunities for process improvement, technology adoption, and sustainability initiatives.
Develop and manage annual operating and capital budgets, ensuring fiscal responsibility and alignment with organizational objectives.
Supervise, develop, and foster a collaborative, accountable culture amongfacilitiesstaff and service providers, strengthening district partnerships.
Minimum Job Requirements Education Bachelor’s degree in Facilities Management, Business Administration, Engineering, ora relatedfield required.
Certification / Registration / License Experience 10+ years of progressivefacilitiesoperations, property management, or related experience in a complex, mixed-use environment.
Proventrack recordoverseeing vendor relationships, managing diverse and complicatedstakeholdersand driving teams towards operational efficiency.
Experience supporting or coordinating event operations in public or tenant-facing spaces.
Knowledge / Skills / Abilities Strong leadership and interpersonal skills with the ability to engage diverse stakeholders.
Excellent organizational and problem-solving skills with a focus on operational excellence.
Financial acumen, including budget development and management.
Physical Requirements and Working Conditions Preferred Job Requirements Education Master’s degree preferred.
Experience Academic, research, or corporate campus experience strongly preferred

The lead of Facilities Operations is responsible for ensuring the seamless daily operations of The Pearl, Charlotte’s Innovation District, which includes academic and research facilities, corporate office space, and vibrant outdoor public areas. This role is responsible for creating an environment where innovation and community can flourish. The lead oversees facilities and district operations, ensuring that tenants, partners, and visitors experience a safe, welcoming, and inspiring environment, that supports The Pearl’s mission as a hub for innovation, collaboration, and community engagement.
