HOA Janitor / Porter
is responsible for routine janitorial services, exterior property upkeep, and physically demanding tasks that support day-to-day operations. Job Duties
Perform daily janitorial duties in common areas, including lobbies, hallways, restrooms, stairwells, and amenity spaces
Maintain exterior areas by collecting trash, sweeping walkways, cleaning parking areas, and removing debris
Conduct heavy lifting as required, including moving furniture, bulk items, supplies, and waste materials
Support property clean-up efforts after events, maintenance projects, or weather-related impacts
Monitor common areas for safety hazards, damage, or maintenance needs and report issues promptly
Assist with setup and breakdown of community events or meetings as needed
Follow established safety procedures, cleaning standards, and HOA policies
Qualifications
Ability to lift, carry, push, and pull heavy objects (typically up to 50 lbs or more)
Experience with janitorial, porter, or maintenance work preferred
Comfortable working outdoors in varying weather conditions
Strong attention to detail and time management skills
Dependable, punctual, and able to work independently or as part of a team
Basic understanding of cleaning chemicals, equipment, and safety practices
Professional demeanor and respectful communication with residents and staff
Physical Conditions
Prolonged standing, walking, bending, and lifting
Frequent heavy lifting and physical labor
Ability to work both indoors and outdoors
