Maintenance Technician
The Maintenance Technician Level 1 is responsible for performing routine property inspections, preventative maintenance, and repairs on building systems and equipment — including basic plumbing and HVAC systems — to ensure optimal functionality and safety. This role includes responding to emergency repairs, diagnosing issues, sourcing replacement parts, and maintaining accurate documentation using Facility Manager software.
Core Responsibilities Tenant Service & Support
Respond promptly and professionally to tenant service requests.
Maintain a high standard of customer service and communication.
Conduct walk-throughs with property management to assess site conditions and identify repair needs.
Coordinate with tenants, vendors, and management regarding maintenance timelines and status.
Preventative Maintenance
Inspect and maintain:
Waste and recycling enclosures.
Roofs and gutters (including cleaning and inspections).
Storm drains, curbs, potholes, driveways, and walkways.
Exterior signage (property, tenant, leasing).
Exterior lighting (timer schedules, photocells, fixture repairs).
Perform graffiti removal and painting (curbs, bollards, buildings).
Replace security camera batteries.
Perform light cleaning (windows, doors, storefronts, and vacant spaces).
Repair & Troubleshooting
Replace or repair:
Ceiling tiles.
Plumbing components (toilet fill valves, flappers, wax rings, flush handles, faucets, sump pumps, drains).
Lighting (fluorescent bulb replacement).
Electrical components (standard/GFCI outlets, light switches).
Door hardware, locks, and access control systems.
Mailbox locks and duplicate keys.
Basic carpentry and drywall patching.
Assist with painting and general building upkeep.
HVAC & Mechanical Systems
Monitor, adjust, and maintain building HVAC systems.
Perform routine HVAC maintenance (filter changes, coil cleaning).
Report major malfunctions and assist specialized HVAC contractors when needed.
Emergency Response
Respond to after-hours emergencies such as:
Roof leaks.
Sewer backups or plumbing failures (e.g., water heater leaks).
Fire alarms and power outages.
Vandalism or break-ins.
Key Skills & Qualifications
Customer Service: Friendly, professional, and responsive in communication with tenants and staff.
Technical Knowledge: Proficiency in plumbing, basic electrical systems, HVAC, and general building maintenance.
Safety Compliance: Knowledge of OSHA regulations and safe work practices.
Tool Proficiency: Experience using hand tools, power tools, and maintenance equipment safely and effectively.
Problem-Solving: Ability to diagnose and resolve complex maintenance issues efficiently.
Physical Capability: Able to lift, climb, and work in confined spaces or at heights.
Attention to Detail: Accurate record-keeping and following of procedures.
Time Management: Able to prioritize tasks, handle multiple work orders, and complete repairs on time.
Computer Skills: Comfortable using systems such as:
Facility Manager (work order management)
Asana (project tracking)
Kronos (timekeeping)
