Facilities Maintenance Director

Overview
This position provides overall leadership and direction of the County’s Facilities Maintenance Department, including planning, development, implementation, and administration of department activities. Responsibilities
Manage projects and maintenance, including custodial duties of all County buildings and grounds, and oversee the County’s safety program. Provide 24‑hour a day on‑call coverage for emergencies, snow removal, and other critical tasks. Supervise staff, prioritize and assign work, conduct performance evaluations, ensure training, maintain a healthy and safe working environment, and make hiring, termination, and disciplinary recommendations. Collaborate with other departments to assess needs, manage maintenance contracts, plan and coordinate projects, develop and coordinate work plans, inspect work, monitor compliance with County policies and federal, state, and local laws, regulations, and standards. Perform or coordinate repairs, troubleshooting, and maintenance for a variety of building systems and equipment. Oversee operation, inspection, and reporting of building systems and equipment, including HVAC, generators, fire suppression, electrical, plumbing, boiler, maintenance vehicles, elevators, storage fuel tanks, and power equipment, ensuring work conforms to contracts and determining appropriate use of storage areas. Prepare specifications, assess options, make recommendations, obtain supplies and building materials, and hire contractors and vendors for specialized services and equipment. Manage building security systems, including badging systems for doors, badge access, key distribution, and inventory. Develop and administer department budget, approve expenditures, review financial statements, and manage financial operations. Develop, coordinate, and direct plans and projects related to facility maintenance, capital improvements, energy management, office space reconfiguration, fleet management, and related plans and projects. Coordinate work related to property damage incidents involving County buildings and Facility Maintenance vehicles. Coordinate the County’s safety program, including training, reporting, policy, risk management, and ensuring compliance with OSHA standards, and oversee hazardous materials recycling. Perform other duties of a similar nature or level. Minimum Qualifications
Valid Minnesota Driver’s License. Minnesota First Class C Boiler’s License. Bachelor’s Degree in construction management, facilities management, building science, engineering, or a related field. Five (5) years of facilities or construction management experience, OR an equivalent combination of education and experience sufficient to successfully perform the essential duties of the job.
