Job Summary Maintain a preventive maintenance schedule on equipment based on manufacturer specifications; recognize and correct maintenance requirements; check, adjust, clean, repair, lubricate and service equipment items; test and treat water in the cooling tower and water softeners; inspect and repair residential appliances, air conditioning, heating units, and commercial kitchen equipment; and complete work orders that are assigned.
Responsibilities
Receive and follow maintenance schedule/instructions from supervisor in accordance with established maintenance policies and procedures; perform unscheduled maintenance tasks as directed.
Complete assigned work orders promptly and accurately.
Coordinate work with contractors to insure efficient and timely completion.
Perform routine maintenance and repair on the facility, grounds, and equipment in a safe and serviceable manner including plumbing, plastering, electrical, carpentry, mechanical, etc. as directed.
Maintain roadways, parking areas, driveways, etc. by cutting, trimming, policing, sweeping, etc. as directed.
Clean windows and screens as directed.
Replace burned out light bulbs including all exit lights, overhead lights, fluorescent lights, room call lights, etc.
Perform cleaning duties in very high places using appropriate equipment and following all safety policies and procedures.
Service heating and cooling units/systems as specified by the manufacturer and in compliance with established policies and procedures.
Qualifications
High school graduate or GED preferred. Ability to speak, read, and write English.
Preferred at least five years of experience in equipment maintenance.
Valid Texas Driver’s License. Must have company standards of limits of liability on personal vehicle insurance.
EPA certification for refrigeration preferred.
Working knowledge of commercial building maintenance, including commercial kitchen equipment, cooling towers, pumps, motors, water treatment, plumbing, refrigeration, emergency generators; ability to read electrical and mechanical blueprints and schematics.
