Job Summary Maintain a preventive maintenance schedule on equipment to be maintained based on manufacturer's specifications; recognize and correct maintenance requirements in equipment to be serviced; check, adjust, clean, repair, lubricate, and service equipment items; test and treat water in the cooling tower and water softeners; inspect and repair residential appliances as needed; inspect and repair residential air conditioning and heating units as needed; inspect and repair commercial kitchen equipment as needed; and complete work orders that are assigned.
Responsibilities
Receive and follow maintenance schedule/instructions from supervisor in accordance with established maintenance policies and procedures; perform unscheduled maintenance tasks as directed.
Complete assigned work orders promptly and accurately.
Coordinate work with contractors to ensure efficient and timely completion.
Perform routine maintenance and repair on the facility, grounds, and equipment in a safe and serviceable manner including taking preventive measures; perform routine maintenance and repair including plumbing, plastering, electrical, carpentry, mechanical, etc. as directed.
Maintain roadways, parking areas, driveways, etc. by cutting, trimming, policing, sweeping, etc. as directed.
Clean windows and screens as directed.
Replace burned out light bulbs including all exit lights, overhead lights, fluorescent lights, room call lights, etc.
Perform cleaning duties in very high places using appropriate equipment and following all safety policies and procedures.
Service heating and cooling units/systems as specified by the manufacturer and in compliance with established policies and procedures.
Qualifications Education: High school graduate or GED preferred. Ability to speak, read and write English.
Training and Experience: Prefer at least five years experience in equipment maintenance.
Certifications/Licenses: Valid Texas Driver's License. Must be able to meet company standards for personal vehicle liability insurance.
Preferred: EPA certification for refrigeration.
Job Knowledge: Must have working knowledge of commercial building maintenance, including commercial kitchen equipment, cooling towers, pumps motors, water treatment, plumbing, refrigeration, emergency generator. Must be able to read electrical and mechanical blueprints and schematics.
