Job Summary The primary purpose of your position is to maintain the grounds, facility, and equipment in a safe and efficient manner in accordance with current applicable Federal, State and local standards, guidelines and regulations, our established policies and procedures, and as may be directed by your supervisor, to assure a successful maintenance program is maintained at all times.

Pay Range: $18.03 - $20.03

Responsibilities

Make sure maintenance schedules are followed for your shift. Receive and follow maintenance instructions in accordance with established policies and procedures.

Maintain a good general knowledge and maintenance of the fire alarm system and the sprinkler system

Respond to building and/or cottage fire alarm system and take appropriate action when the fire alarm system sounds. Notify the supervisor in case of emergency.

Perform any electric wiring and repair that does not conflict with C.O.D.A.L. regulations.

Maintain “trouble shoot” and/or repair motors as needed throughout the facility.

Maintain and test regularly all generators throughout the facility.

Trouble shoot and repair wandering system which includes code alerts, code locks, key pad, reed switches and receivers.

Trouble shoot and repair nursing equipment such as beds, hoyers, and mechanical lifts.

Maintain and repair the call system on the nursing units to ensure that they are in working order.

Repair and maintain all commercial laundry and food service equipment throughout the facility.

Perform all plumbing maintenance that may arise as long as it conforms to the code limitations. This includes but is not limited to running water lines, sweating fittings, replacing flush valves, installing equipment in a safe and efficient manner.

Maintain a close overview of supply and parts inventory so that an adequate inventory is maintained at all times and inform supervisor of any equipment or supply needs.

Report any malfunctions or mechanical failures to the Director of Maintenance.

Establish a written schedule of preventive maintenance with the Director of Maintenance to be posted in the maintenance office.

Perform all scheduled preventive maintenance functions as listed in the preventive maintenance schedule. includes but is not limited to lubrication, belts, filters, motor inspection, etc.

Perform routine maintenance on the facility which includes but is not limited to light plumbing, light electrical, painting, carpentry, mechanical, etc., as directed by the Maintenance Director.

Replace all burned out light bulbs with particular emphasis to night lights, call lights, and exit lights.

Maintain building and campus security including assistance as needed with any unauthorized person in the facility.

Keep all floors and carpets in a safe and sanitary condition in accordance with facility policies.

Perform routine maintenance on floor equipment.

Transport residents as needed.

Responsible for delivering specimens to the hospital as requested by the Nursing Department.

Keep service vehicles clean and well maintained at all times making sure preventative maintenance and inspections are performed as needed.

Run job-related errands as requested by your supervisor.

Dispose all garbage as needed and/or otherwise directed by the supervisor.

Dispose all hazardous materials in a safe and sanitary manner in accordance with the facility’s established policies and procedures.

Maintain all yard equipment so that it operates efficiently and safely. This includes minor tune-ups of equipment, oil change, blade sharpening, cleaning of equipment, etc. In addition, all shields must be in place and all protective equipment used. Keep service vehicles clean and well maintained.

Perform routine ground maintenance.

Perform snow removal. This includes working hours other than your normally scheduled hours.

Mowing and trimming grass, mulch and bag leaves, and remove yard waste throughout the campus. This includes removing weeds where appropriate.

Trim and prune bushes, trees, and shrubs and makes sure all dead branches are removed.

Spray for weeds and insects as directed and makes sure all safety guidelines are followed. Report to the Director of Maintenance any plants on campus that appear to be suffering insect and/or disease damage.

Fertilize, water, and landscape as directed.

Follow maintenance schedules. Receive and follow maintenance instructions in accordance with established policies and procedures.

Qualifications

Must be 18 years old with at least a high school diploma or a GED and/or experience commensurate with the position being offered.

Must be able to read, write, and speak English in an understandable manner and be able to follow oral and written instructions.

Must be able to work harmoniously with residents and members of the staff.

Must have motor vehicle record showing proof of qualifications to drive service vehicles.
